You don't really NEED a management firm unless as you stated you have multiple (and to be honest I'm thinking at least 10) units. Anything less and you're basically giving up your profit. Nowadays these companies want a hefty % of gross income.

You just need to be smart. I don't physically collect rent. I give a small discount for ppl that use quikpay, provide self addressed/prepaid envelopes for anyone else. In certain situations I may let my maintenance guy who i've known for years to pick it up if he's there on a call etc. Everything is owned by an LLC that is based/addressed at the specific property. I will meet all prospective/new tenants just to give them a run down of everything. The main thing is not to let ANYTHING slide. Obviously that's easier said than done. I give extensions and help my tenants out A LOT, but the minute I get the sense someone is trying to take advantage I file the 5 day notice then eviction. Once that's done I let them know any contact has to be thru the attorney. That's it. The guys (and they're almost always guys) doing stupid shyt like cutting off utilities, changing locks etc - stupid as fuk. If the tenant lawyers up (which they can do for FREE b.c the attorney will be paid out of the fees/fines you'll end up paying) you are going to get fukkd.

Illinois.

Yeah every state is different but at the end of the day you still need to file immediately. You can always stop the process if there is a resolution in the interim.

The other thing is that a lot of these issues can be addressed beforehand by actually doing the background check/credit/reference check. A lot of landlords are just thirsty to have someone in the unit and skimp on that shyt. Very dangerous game. If you're in the hood then Section 8 is the best route.

He couldn't because the old guy lived there too. You cant rent a room from someone, not pay rent, then try to keep them out of their own home cause you dont wanna pay rent nor leave.

"On Sunday afternoon, Garces and his brother used a drill to force open the door and enter the victim’s house without permission to retrieve his belongings, according to the landlord’s family.

Garces owed $200 for his second month’s rent for his room in the home but was refusing to pay up, according to the landlord’ family."

This dude was not renting the whole unit, he was renting a room in the house that the old man STILL lived in. He was kicked out for not paying rent and BROKE IN with a power drill.

I dont know why yall keep arguing like the old man was just some grimy landlord harassing his tenants, the old man was also a resident of that address.
