Landlord wont fix broken stuff

Not zoned or cleared to be rented as a separate dwelling.


If I were to file a official complaint on him, could I get him in legal trouble?

He's cheap as hell, but I don't want to necessarily see him get in trouble,

especially because me and him are from the same culture.

If he were to pull me to the side and have a convo about it, I could come to some agreement with him

but his conversations are very dismissive.



Also, there is no warm air coming out of the ventilation. Heater.

I only feel a small light breeze which feels cool when he has the heater running.

I've been renting out a basement since October

Upon moving in, I noticed a few issues and immediately reported it to him

- broke main entry screen door

- broken bedroom door window (wont slide open)

- broken bedroom door knob

- shower curtains

He fixed the shower curtains and the broken door knob, and the rest he wouldn't fix (he didn't say that blatantly) because he "can't do it all at once"



Now here we are in February, and he still hasn't fixed it and hasn't shown any intentions to fix it despite me reminding him.

He claims that its difficult to hire contractors because they are very busy lol.

He also seems like a very cheap dude, even asking me to unplug my appliances like the microwave, before I leave for work. lol


I live in the state of Virginia. (D.C area)
Make sure all communication and requests are documented in writing and Speak to a lawyer.

Find out who does renter protection and tenant rights stuff in your area.

Not a lawyer tho. Should be a county office or a non-profit.

Tell them your issue and they’ll tell you who to go to.

I would start looking for ways to exit.. No heat during the winter? I’d call the city on him for that.

You'd end up losing the apt. if authorities got involved, and they uncover what things appear to be.

Main things to consider are safety and ability to find comparable spot.


The point he's making about contractors jacking up repair costs is valid, but you're not staying there for free nor is he doing you a favor.

Next time you speak to him, tell him that repairs involving safety have to be taken care of right away.
Before you do that.
Take pictures of the broken items, and try to figure out how extensive the damage is and what the possible repair costs would be. For example, is it the entire screen door that's broken or it it the latch? Get as clear a picture as possible of what the problem and solution is. (at least cost of materials)


If he's reasonable, he should see you as a valuable tenant who will maintain the apt. while you live there. And get somebody to make the repairs.

Honestly breh, I would just fix it and take it off the rent. Take pictures and give him a copy of the receipts. It’ll teach him a lesson and get your situation taken care of asap
