Breh, it's incredibly difficult to evict a bad tenant in many states. Again, the reason for these regulations is because of shytty landlords who took advantage of tenants. There has to be balance.
I bought my property almost a decade ago. I have section 8 tenants whom were referred to me by my uncle. I trust his judgement so I decide to give these ppl a chance and its been great so far. They take care of the units and pay their portion of the rent on time. When COVID hit they immediately reached out to me to work something out, just in case they were to lose their jobs. Which I respected immensely.

I always do a tenant check, just to see if folks are upfront with me on their application. If they have an eviction and it's old, I'm more lenient if they own up to it on their app. If they lie or omit an eviction, then they won't even be considered.True, I dodged a bullet.
