Yep. I remember not knowing anything bout land taxes. My uncle called me frantically one day telling me they got my momma land posted in news paper.

A lot of people don’t know that their property is delinquent in taxes until someone relays the message to them after seeing it in the newspaper. It’s always better to pay it earlier as it gets more expensive as the year goes on. It’s also one of those things where you really don’t have to pay attention it a lot as long as you know the deadline it has to be paid each year.

You have a lot of vultures scoping out the newspaper though waiting to get those properties on the cheap at the tax sale. I’ve told the story on here before where a family member didn’t handle their business and we ended up having to pay thousands of dollars to buy back our land that someone else had bought.

State/Federal/Sales/Etc tax should cover that..... property tax for schooling is actually outdated and based on racist principles.... there is no need for a government entitty to tax land that I owned and purchased... You're the one that sounds foolish actually.

It ain’t hard to pull up property taxes for his estate. It looks like it’s about 8-9k. Keep in mind if he’s not paying a mortgage, it’s way easier to put money aside in escrow or savings. My biggest monthly expense by far is mortgage.

If he was real smart, he’d buy the land in nowhere towns in states with the lowest property tax rates and then build modest homes outright.

Could be owning 5 different $300k homes spaced around the country with a $10k total property tax bill for the year on all 5.
