Mos def, you'd be surprised how much they clean up around skid row. There's a couple streets that are really bad, but they've built up a lot of small businesses and luxury Apartments around there.....

it seems to me that a lot of black people in american cities have figured out the self harm formula. when the criminal element takes root in the neighborhood instead of trying to combat it we flee to these safer white suburbs. so while the criminals might tell you it's their block and you better recognize who run it, they actually don't own one piece of property in that neighborhood. in the 70's and 80's when new york city was supposedly this decaying hopeless city my family bought instead of fleeing and today those properties are worth 5-20x what they paid and over the years equity was taken out of these homes to buy more property elsewhere. now since the criminals don't own anything their ties to the neighborhood can easily be severed by the govt. when they are removed you have a bunch of lovely buildings that are there for the taking by investors. and all those homes around yours that you didn't have enough to time and money to snatch up are being bought by hasidic jews. and they tried to buy yours too because what would make that neighborhood even better is the absence of black people since apparently in their minds all we know how to do is run down a neighborhood. and your formerly dangerous, garbage neighborhood is now trendy and desirable. and for you gentrification is a wonderful thing because who doesn't want to live in a nice safe neighborhood close to everything.

chicago seems ripe for some smart local black homeowners to buy up property that's being distressed by these non-owning criminals who are going to be removed eventually.

unless you have the means and don't require convenient access to the resources of an urban city center, the suburbs should be a dirty word for you. stand your ground. anyone who tells you owning in a major city is just more debt enslavement, etc is talking shyt. blacks and hispanics rely on their homes for their wealth*. so when property values decline, black and hispanic wealth decline to a much greater degree than whites. so who do you think is responsible for the lack of growth or even decline in home values in black and hispanic neighborhoods? the black and hispanic criminal element whose sole purpose is to destroy their neighborhood. without them there aren't a majority of the properties on the block being distressed and ripe for the taking by outsiders. no they would be owner occupied by black people who value their home, instead they're dispersed all across that wasteland of suburban sprawl.

property taxes has forced a lot of people in DC to sell.

You make valid points. But upper middle class black families with small children are not trying to wait it out in the hood and want to live in a thriving community with access to schools and green spaces/parks. Let the gays and bohemes do the dirty work, increase property value (hence better schools since property taxes fund local school districts) and immigrants. People with means leave first when things go downhill. Also, its harder to disassociate from your neighbors when they are childhood friends, former classmates and often blood relatives. Just easier to let cousin Junior have his crackhouse and move across town. Immigrants are not anchored in a community and don't have the same issues neither do non-black gentrifiers.

Also, elders want to live and retire in peace. A relative moved to a 55+ community after the old neighborhood started getting too bad. The neighbors were stealing water from behind the home because theirs was shut off and they needed it for cooking/sewage. Took a while (and a lot of expenses) to realize what was going when the bill shot up $200+ more. Also the smell of sewage was awful. After many letters to the city, the place was finally condemned - feces was literally caked on the walls. Young people standing outside all the time. A couple of B&Es occured. A house is an investment yes but also a sanctuary. No amount of potential equity can buy peace of mind. This is why nikkas with means bounce. Spend all those years working hard just to have your door kicked in or catch a stray while sweeping your porch. Maybe capitalists and people who are fleeing impoverished nations can deal with it.

Their homes must have been paid off if they couldn’t keep up the taxes.. last I checked taxes are embedded in the mortgage payment..
That's exactly what it was.

A lot of people paid off their homes but property taxes spiked as new developers came with new home buyers.

A lot of people were forced out because they cannot afford the taxes.

if your house is paid off your only option isn't to sell because of the increase in value and subsequent taxes. you can refinance and take out the equity, buy a cheaper place (same place you were going to move if you sold the house) and rent out your DC home for those extreme rental rates that people complain about.

another option is if you're retired and have kids and they stand to inherit the property then they need to come up with that extra money to cover the increased taxes since it's gonna be theirs eventually.
