I was partially raised on both sides, but spent most my life up nawf.
Nawfside black neighborhoods(and SW to an extend) are where we get replaced by Mexicans and Central Americans more so than than anywhere.
They by up foreclosed or abandoned homes and herd all their family into those homes and then all work and pull their money together to by up more homes, commercial property and franchise chains in the same neighborhood. Lotta slum lord apartment landlords are hispanic up north and mostly only rent to and hire their people and that's when they start to replace us in our neighborhoods. And it's pretty clear a lotta them don't like nikkas.
Different type of gentrification. Different type of hustle.
Whites & Asians on the southside play different. Big money developers knock down old infrastructure and build up completely new high price mixed use structures that cater to them only.
Though, it's a battle in the Tre and black folks is fighting back.
Almeda is the unofficial border between what's left of the tre and the new "museum district" and black businesses are a dominate force there. TLH put them on the back foot when they whooped em in court expanded deeper into the "museum district". I know a couple cats in real estate and development working to bring black folk who moved out or their children back into the tre through affordable housing and networking, and bringing back a lot of black business. News outlets have referred to it as the new black wall street multiple times
But at the same time a lotta these new condominiums are moving deeper into the tre as well.
So it's definitely a economic and political war out there now. We just gotta play smart to win.
