that was a dumb ass thing to say cause all cities have city boundaries that are literally separated by property tax. Cities in the south can still lose space because of property tax boundaries. Cities don’t simply just say ok we out of land so we just going to annex more. Not that simple at all.

How do they pay the money back to the bank if no one is paying mortgages?

When you close on a home the builder gets the entire purchase price of that home from the bank/mortgage company. The entity that has to worry about you making payments is the mortgage company not the builder. They don’t give a fukk after you close, they have their money.

Builders aren’t building single family starter homes anymore. Doesn’t make sense for them when they could make a lot more profit by building “luxury” homes. Only thing going up now in Atlanta for starter families is townhouses, and that’s out in the burbs. In the city townhouses are now in the luxury game as well. So glad I bought my home when I did.

so what changed today from back in the day when they built more affordable units ?

Down in Atlanta a lot of that is zoning, as far as apartments go. Nobody wants an apartment complex going up in their neighborhood. When everyone is looking at their home as a retirement vehicle they will do anything to push and keep values up.

Duplex joints have been all but eradicated at this point.

This. Worse yet, these investment companies buying up large amounts of property in your neighborhood to rent out will fuk up your home’s property value. Dude in the vid said that Nashville surburb was 30% rentals…you can’t control what kind of trash ass people will move through there…

If this kinda bullshyt keeps happening, I expect some kinda housing reform law have to come into play.

I hope it does. I got outbid so many times when I was looking that I would cry at night. The ONLY reason why I got my house is because I did a for sale by owner. It turned out that he was racist as hell and refused to sell to Latinos. In other words, I came up in the world the old-fashioned American way: with a lot of hard work, a little serendipity, and good old fashioned racism.

Black folks need to invest in macon, ft valley, Warner robins area like me. Macon is down bad but its a historic area that i can see gentrified in the future cause these properties are still cheap.
