Black folks need to invest in macon, ft valley, Warner robins area like me. Macon is down bad but its a historic area that i can see gentrified in the future cause these properties are still cheap.

I've lived in two neighborhoods with an HOA and they both put covenants in place capping the amount of rentals allowed at 10%, making the minimum rental period 2 years, and banning air bnb. I fully expect next year my current neighborhood gonna put up a vote for banning corporations from buying at all.

Most of these corporations are on that high rent wave. Will it really bring in trash ass people?

There are way more trash ass people than people that can afford high rent. When those investors get to a point where there are more vacancies than renters qualifying, standards get relaxed…
