I split my time between ATL (where i live), NY and miami. Remote work makes this possible. But ATL and Mia have definitely gotten more expensive since 2018

Again, 800k people relocating matters. Keep that same trend for a decade and you got over 8 million people. Which in your goofy logic is still nothing since it's less than 5 percent of the total pop.

The thing that confuses me is what the fukk happens from there, most these places absolutely refuse to build anything other than small expensive apartments and single family homes with very few town houses thrown in. Will there be a breaking point where the people who can comfortably afford a home have them and everyone else won't to the point a lot of these places won't have anyone moving in?

Half the out of Towner's I deal with on a daily basis and have met are from Detroit. They'd rather be here than Detroit.

They have a whole Detroit movement out here.
The rest are from Chicago or Philadelphia.

They already are in the talks of legalizing weed in a few more southern states, and that system will create 3rd world poverty that (ironically) will lower property values eventually, due to rampant crime.
