i don't think there are many excuses for not owning a home if you live in the South and have any sort of decent job.

banks are basically giving away foreclosed homes and the rates are still near all time lows. all you need in most cases is 3.5% down and a 620 credit score and you're approved.

and it seems only nikkas making real paper in ATL are transplants[legit paper] and dealers/rappers[native Atliens]

the rest look like a buncha Ying Yang twins impersonators

Same thing I was thinking. Dude saw some pictures and was somehow able to determine not only building material, but it's country of origin and the workmanship of the builder :ohhh:

Atlanta is a dope city mayne. I moved here and fell in love with it so obviously I'm biased. Gotta dope night life, cheap housing, and has a lot of high paying jobs in my industry. Plus it's predominately black.

Only thing I wish is that the cacs would leave, but I guess I'd have to go to Africa to have my little slice of Heaven.

That's a lie... Transplants end up staying in Clayton county for the low home prices or they end up staying in upscale apt's struggling to pay rent. The native ATL and Decatur dudes are winning by a loooong shot. The cats from other places think they get it in because they come from crumby ass cities and they have never seen such luxury at lower prices and we all know dudes from up top are good at lying and putting extra sauce on the flex so they call back home acting high and mighty making it sound great to their friends.

i'm in Houston and Charlotte often and don't think either of those areas look better or less ratchet than Atl.

and don't believe everything you see on television. Atlanta has tons of legit career options and is also one of the biggest technology and healthcare markets in the country. Baxter is opening a new billion dollar facility in nearby Covington next year.

Can anybody recommend some good reading material on real estate investing for a beginner?

i'd start with bankrate.com. there's a lot of good articles on there that cover the purchasing, financing and tax angles involved with investment properties.

typically, if you're looking at an investment property and you don't have cash, it'll be a 20% down payment and credit score requirement of around 700.

Orlando still has oodles of foreclosed condos near the theme parks that are going for around 40K. if you can get started investing now, there are some great opportunities down there that would end up paying for itself in a few years.

Here's some dudes personal blog of him buying and selling real estate all over the country. Another good place to start would be joining a real estate investment group in your city. Check meetup.com, there might be some groups already formed.

Banks nowadays want at least 25% and enough cash to show you can handle about 6 months of no occupancy after you've purchased the place to cover the mortgage. If it was a primary residence, then the 20% would be enough.
