Can anybody recommend some good reading material on real estate investing for a beginner?
That's a lie... Transplants end up staying in Clayton county for the low home prices or they end up staying in upscale apt's struggling to pay rent. The native ATL and Decatur dudes are winning by a loooong shot. The cats from other places think they get it in because they come from crumby ass cities and they have never seen such luxury at lower prices and we all know dudes from up top are good at lying and putting extra sauce on the flex so they call back home acting high and mighty making it sound great to their friends.

i'd start with bankrate.com. there's a lot of good articles on there that cover the purchasing, financing and tax angles involved with investment properties.
typically, if you're looking at an investment property and you don't have cash, it'll be a 20% down payment and credit score requirement of around 700.
Orlando still has oodles of foreclosed condos near the theme parks that are going for around 40K. if you can get started investing now, there are some great opportunities down there that would end up paying for itself in a few years.
