I spent a few extra days in Philly after a class I had to take up there and thought it was dope. :manny: One of my favorite breweries is located in Fishtown but I kicked it around downtown as well and enjoyed myself.

Not true Philly is actually growing and buildings are being built all over. The population is about to hit the 1.7 million mark. The city is changing completely and downtown turning into a little Manhattan.

The problem with Philly is the poverty rate in the poor neighborhoods which never recovered since the industrial age but they are slowly pushing these people out.

I don’t care what’s being built ... there are MULTIPLE reports about Philly losing residents and not gaining much, much fewer. The information is easy to find. Philly’s net gain has been negative for years. :ufdup:

I'm from Philly. I can't shyt on it, but I agree with some of the sentiments...but it has it's charm.

It's a Big little city. It's number 5 in population and number 3 in population density. The people are real, and all of them kind of know someone that knows someone. Its mostly neighborhoods, but people don't realize how big it is.

The biggest problem with the city is, it's one of the first big cities in the country...and the infrastructure never quite upgraded.

It's actually been slowly growing again for the last 10 years. After decades of loss.

I just saw an article from last year that still showed a net loss but it was using figures from from the year before that so that’s plausible . :ehh:

The problem as the article states is that Philly attracts young professionals because of the affordability and geography but once they have a kid they bounce to the burbs because the schools here are terrible, Then the kid grows up they become empty nesters then move back into the city.

I know I am a realtor two of my current clients are Empty nesters from the burbs they're the ones buying up the condos they got the money. Millennials are too much in debt especially with student loans to buy homes.

I'm almost positive you and I have talked Philly neighborhoods before.

One thing to consider...Philly hasn't changed it's boundaries since the 1800's. All of the cities that are creeping up on Philly have...repeatedly.

There's multiple things to consider when taking into account a cities size, and for that reason I use the city limits, and not the metro area. Philly is the third densest metro area and has been for some time. Philly is 143 SQ miles...Phoenix is 450 SQ miles. This represents 11K people per SQ mile vs 3K people per SQ mile. Phoenix amongst other cities are in this irrational urban sprawl...it's city limits are ...of course it's going to eventually be bigger. But there are parts of Phoenix that don't even resemble anything like a city.

Completely agree with Philly attracting young professionals who eventually leave. Maybe they should expand their boarders like all of these other cities...I know the surrounding counties would hear nothing of it tho...So Philly can't grow...it's anemic in a sense in that it's infrastructure is not akin to growth, yet it can't share the wealth of the surrounding counties unlike these other cities.

EDIT: According to this article, from the same site you are quoting, dated after your article, it lists Philly as number 6. But it also explains the same logic I am referring to. Look at the growth, where Philly doesn't change it's borders at all.
