In CA you have to have a RE brokers license to have your own company. Assuming you don’t have experience, I’d go for my RE salesperson license and get a position for at least three years with an existing PM company before striking out on your own-not sure of how long out there you have to be an agent before eligible to be a broker but here it’s 3 years. Ideally they can pay for certifications and training while you build a clientele, reputation and a portfolio to have access to credit.

NJ Gov just declared real estate transactions can proceed, but no open houses. I’m contacting my clients and booking appointments with vacant units first thing tomorrow.

Whew some of these clients work my nerves.

I’m staying safe, have gloves, masks and hand sanitizer, haven’t physically met with any clients thus far, doing scouting and relying heavily on email/phone to get stuff done.

This sequester is giving me an opportunity to do some smart planning of our marketing and digital materials.

For safety’s sake, I’ll likely stick to virtual conferences and presentations for the next month or so and really hone in on the serious clients and limit to only vacant properties, and even fewer than I’d normally show.

I’ve made a lot of money saving through work and investments and now I am looking to make the next step towards financial freedom through real estate. I’m pretty much at the point with the money I have saved up and my credit line I can go ahead and start pulling the trigger. I read a 50 page guide on BiggerPockets which introduced me to all the basics but I know their is so much to learn.

I’m seeing cats my age (mid/late twenties on up) eating off flipping and wholesaling. I need that bread. :takedat:

@Blazinn Where are you looking to invest? Do you have specific goals with investing-hold and sell, rentals or flip?

Do you have connections in place?

It’s a bit alarming when people speak of unfounded things they “heard” about a place esp if it’s a super old rep. My client picked out a home in a town where I go twice a week to bike and often to visit fam (and let me be clear, it is white). She asked me if it’s a good area, I told her yes.

Heard it’s “gangs and crime”
Me: Did your source say which section this is?

So on my ride I go that way and look. Not only is it white, it’s surrounded by dead end streets and super residential, the highway is a few blocks over-so unless the Bloods/Crips bought the block-no clear markers whatsoever to indicate people let alone gangs congregate around there. It sucks cause it’s right next door to a cemetery though. :francis:

Better be careful saying which areas are good or not. You could get set up for a disciplinary action against your license by the wrong person.

Eh, i get what you’re saying but I generally provide the neighborhood reports and links to neighborhood scout for crime stats. My info about it being white is something I stated on here, not to the client- I don’t id any of the Fair Housing categories. They’ve asked me about racial comp and I told them, I can provide you with the neighborhood report (which gives a breakdown) but I can’t speak on it.

I stated to her conditions of the homes, plethora of dead end streets and I happen to specifically know the neighborhood/area in a personal capacity. Still didn’t mention race or any protected info.

Connected with another lender, some of these professionals are so unprofessional.

He starts to telling me about his colleague’s personal business, I swiftly cut him off.

Got the details I needed and he starts trying to sell me on homes in Newark. Apparently he builds houses. Bruh good for you but I’m coming to you as a lender, I didn’t ask about your extraneous stuff.

“My client’s not interested in Newark.”
“What about Forest Hill?”
“Uh...it’s still Newark. You are aware that your nor my preferences are relevant, correct?”

Been looking at real estate in South Africa. Foreigners are allowed financing up to 50% of the property value. Seeing some good spots around Jo'Burg for about $45K USD. Get that on a buy to let/rent scheme and you could be good. I definitely want property in SA after my travels there. Now it's to work to make it a reality by MBA time.

Are the rent to owns over there similar? What % will qualify as your down payment? What’s your B-school timeline in this climate?
