The city in general has just lost its appeal to me as i grew older, id rather be in the suburbs out the way. fukk paying $4500 for a 1-bed room. SF has plenty of units available in its public housing projects but i don't think you wanna risk getting your melon split so you can pay $500 month rent.

Third, keep thinking that you're immune. Do you have any idea of the money that is being pumped into the city? The investment movements...investment groups? A friend from college and her investment group (minorities) were laughed out of a meeting two years ago...and they have capital.

May take awhile, but no renter is truly safe. Unless you're in a rent controlled apt or on section 8 breh :mjpls:

Can you actually explain what you're talking about though? I'm not privy to your prior conversations, nor am I making a judgement on your comment. I'm just curious about what exactly you meant by it and the implications you're hinting at.

Like I've always said, for it to fully happen you gotta nuke the borough. Physically a lot of the value is depressed based on where it is and where it's nearby.

and I live nearby Riverdale. Ain't shyt to gentrify.

A lot of what has been bought is unused industrial areas. Silvercup is setting up shop in Port Morris. Hotels may come in nearby the mall or Sin City. Those spots aren't displacing anyone. A six figure loft isn't gonna displace the guy living in Mitchell Houses or Betances Houses or South Bronx rehab. Too much more has to happen before that goes down. The amenities aren't there. The Concourse Multiplex Cinemas looks like it did 20 years ago. Some things just don't get changed.

No problem. I never spent significant time in Baldwin Hills (when I'm in LA I usually stay near Hollywood or Koreatown) but NYC is the perfect example of a 24/hr community. We never truly shut down. You know the towns where people leave after work is done? Everything turns into a ghost town after 8pm? A 24hr community is the opposite. It always has access to transit, restaurants, bars, community space, etc.

This goes hand in hand with building higher density dwellings to attract those with money.

Who said anything about displacing public housing residents though? It is nearly impossible...unless they demolish it like Cabrini, Magnolia, or a few of those projects in Newark :sas1: Bloomberg and DiBlasio spoke of selling "underutilized" project dwellings to private developers already. Gentrification hurts people in non rent controlled/section 8/project apartments.

Nearby Riverdale you say? Kingsbridge? Inwood? The latter just screwed themselves out of affordable housing units with their city council vote btw. Now the developer will just a bunch of market rate units.

Oh, and the Jerome Avenue rezoning plan was just released which will throw a bunch of autoshops and their employees on their ass....but some things just don't get changed I suppose :manny:

No one said it was a quick process, but it is happening. Be in denial all you want.
What do all those spots have in common? They're nearby landmarks or have views of landmarks which soup up the value. Also, in a lot of areas there's inherent value there once you fix up those brownstones or restore certain buildings. The location itself wasn't the detriment the same way the Bronx is.

The Bronx has landmarks and historic districts too breh. Not to the extent of say Stuyvesant Heights (you can thank Robert Moses) for that but they do. The Bronx also has an abundance of pre-war apartments.

Living near the Bronx Zoo is not wavy. The talllest buildings in the city are the Tracey Towers. The Bronx is really just known for the parkland which can't be touched. Everything else is too inconvenient to be at. One of our biggest landmarks is 1520 Sedgwick, the projects. It's not nearly the same as saying "you're within walking distance of the historic Apollo" or "you live by a major transit hub"

It was an open forum for investment groups to "explore" the Bronx (then they were concentrating on the Southern tip). They were straight up told they weren't welcome.

WTF?!!? :dahell: The people probably wanted "White" investors... :coffee:
