One thing I noticed is that Black America doesnt have a economic vangaurd group/class. Yea we have the black bougoursie but they dont do anything. Pretty much the "talented 10th" tasted a piece of the pie and ran off and began to emulate their oppressors. If us young professionals dont make things shake I think its a wrap as the generation after us will be even more under employed and in debt than us.

It varies. The city of Baltimore has a vacants to value program where they are basically putting a good deal of city owned inventory up for sale and most of them are shells. The cheapest I've seen is $3000. They have empty lots going for as low as $1000. There is also another program called one house at a time or something, and this company has inventory from private owners who have abandoned their homes. I haven't been able to do too much research on it though. I'm going to another seminar in late April about finding money to buy vacants. I hope to get some useful info.
See this is why I preach to folk to ALWAYS keep 2 things in check, your credit score and save money for investing. When opportunities come knocking you must position yourself to take advantage of them.

It would be great if cities would pay the citizens to fix up the houses. Provide the training and materials and then just have the community fix up one house at a time. It's enough moving parts in the project, that a good number of job could be created. Not sure of the details but it seems like a good idea to me.

Man, it's so much money out there and the ideas are endless! There are grants for providing homeless housing and you could buy a multi-family until and turn it into homeless housing. It's similar to section 8 where a third party pays the rent, and you'd be getting paid from whatever program is funding the grant. I'm trying to find one for veterans. I don't want to go off on a tangent, but there are so many affordable possibilities with real estate that we could take advantage of but we just need to get on the same page. Funny/Sad thing is, this situation is happening in most States.

So true. I used to volunteer at a non profit that catered to homeless families. there was this apartment complex next door that had barely been passing inspection and was becoming crime ridden. .. next thing you know, they applied and were approved for a grant, linked with the city and a church they're affiliated with kicked in a little doe, and now the non profit runs it and it's used for housing for.the families, creating jobs for some because some of the trusted family members are being employed as "resident advisors" of sorts.

And don't knock Cleveland breh. If folks like us all moved to places like Detroit, Clevleand, and Gary we could turn it around. Real shyt. Been putting the bug in nikkas ear about buying shyt in the Midwest. I bought and fixed up a house in Gary for less than 7 racks breh. This ain't no big shyt either homie. Damn near every nikka in this thread could do that.


TRUTH..... Been trying to get some of my closest partners and some other associates to buy up blocks of destitute property right outside of Bham........ Its land and houses that's going for 5k right within the edge of city limits.... and the way Bham is gentrifying right now...... folks that's currently living in these areas won't even be able to afford shopping in their neighborhoods, let alone live there......so it might as well be us who owns the majority of the real estate so we can at least attempt to look out for our brothers and sisters who are already staying in these areas

Besides thread is sobering but there is plenty of black folks propsering. Went to REIA meeting in Manhattan back in September. Majority of the folks there were black. And they owned multiple property in the south and midwest. So yeah shyts fukked up but we have to use this as motivation to get into real estate. There is so many ways to make bread off real estate. TAX liens,Wholesaling,fix and flipping, renting etc. There is ALOT money out here. Build capital and better your credit should be must to fight this Gentrification plague. I have read most of this thread and people are noticing the trend across the country. But where are the black retail stores to replace the White stores that pull up stakes after they see too many Black and Brown faces? Black people used to have those stores, but those stores ended up closing because Black people who had been raised up chasing integration started going to White stores. Our people need to face facts. We are not integrated. They do not want to integrate with us. Most Black folks really don't want to integrate with them; we just wanted equal rights. In turn we got bullshyt integration which has ruined our business and economic base.

Another thing that we need to do is get our folks back working and off of this public assistance bullshyt. When they are working they can buy homes and when they are homeowners they are paying the taxes necessary to pay for the up keep of a community. We don't have to be the hood.

I actually don't believe in "white flight". It's all about real estate developers wanting to take advantage of buying cheap land and building expensive properties. If there's a city where the suburbs have cheap land, then they will buy large amounts of land and develop properties on it. So, it looks like "white flight". But you can look in the same city, and a developer will have bought out an old empty factory and the land around it and make it into an upscale condo and stuff. Now, you have what looks like reverse "white flight" because expensive luxury condos are going up within the city limits.
It has nothing to do with white flight of white people pre-planning their moves. Why? Because developers don't care what race you are, as long as you are willing to fork over a lot of money for over-priced property, they are happy. So who can afford these expensive homes and condos? Lawyers, doctors, businessmen, professional athletes, etc. Real estate developers don't loan the money to buy their property, the banks do. You can be black and move into these homes where you think white flight is happening. They are happy to sell as many lots as possible.
