There isn't much black New York transplant in SW Atlanta? I have plans leaving Brooklyn for Atlanta when my paper is straight to get into the real estate game down there.

Not really. If there are a few they probably went to the AUC and just stayed. I know a Morehouse cat from Harlem whose Moms bought him a house off MLK when he came down here to go to school and he just kept living there after he finished school. But that's about it as far as folks I know. Most NY transplants move to Gwinnett or North Fulton, the eastside got a lot too but I think more of the folks on that side from the Midwest or other places in the south

nikkas leaving the city for the burbs and poverty increasing in the burbs while government dragging feet on expanding transportation options doesn't bode well for the future. I hope blacks can keep a hold onto Atlanta

me and my grandma talk about this...in buffalo , blacks are getting gentrified out into the burbs and w ppl/arabs are moving to the city....in 20 years...black ppl will be out there with no jobs, no bus line...no transportation..

I been saying this for years..a lot of blacks even if they have just a little funds run 20 minutes away to the suburbs and can't really afford that lifestyle and they struggle to fake the funk to appear rich and by that time the rich run back to the cheap property in the city up the price so ur black ass can't come back

But hey!!!!!!!! We out the hood!!!!!!

Poor nikkas who've always been poor are leaving the city and being replaced by Black professionals. The city itself is adding more of EVERY race of professionals with no net gain for any race.

Eh that depends. It's not all the way there but It's trying to get there though. Not enough non hood food spots or stores just yet and the schools are different issue too. If you invest in it now tho your return should be decent fairly quick as fast as they building shyt around here. There really is a concerted effort to make the core of the city into a dense urban type of place and it's probably gonna get there in about 20 years max. Get in now why the prices are low. shyt is only going up. At the end of the day I'd say it depends on what you got going on in your personal life Breh. If you got a 9-5 where you will be away all day with the house sitting empty or some school aged kids that ain't in private school then I'd say hold off. If that's not you then I'd say pull that trigger and do it

US major cities will be like paris (and other euro cities) soon. Soon as you leave paris , there are a ton of ghetto high rises. All the rich people live in the city, where the jobs and amenities are. The poor people commute to the city to work low wage jobs then get they ass back to the outskirts before night fall. shyt is on some Divergent shyt, smh.
Never been but it seems like the same thing is true in london and it's surrounding suburbs.

We already know about NYC, LA,DC and San Fran. But now this is happening to 2nd tier cities like Philly, Atlanta, Boston etc
White people are FLOODING into point breeze south philly. spots that were 40k a decade ago are rehabbed and flipped for 400k+. shyts crazy when you go back home and literally don't recognize the shyt. IT's nothing more jarring then walking down the street and seeing a young white family chilling in an area that was reserved only for live nikkas not too long ago. These white people literally do whatever.the.fukk.they.want. If they want to live in xyz hood ain't shyt the current residents can do to stop it.

Some of my relatives got finessed out of cribs that were in graduate hospital in the 90s. cribs over there going for $500k+ now :snoop:
We still have multiple cribs in point breeze though so see how that go. I live in the suburbs now, but i'm about to close on another crib in the city. I'm going ride this gentrification wave since there ain't no way to stop it

Where's the surprise? This is the future wave and believe me it is better to be broke in the city. Just much more you can do for less. But people been getting pushed out to the burbs for the last 10 years as cities become less affordable. Just a glimple into the next ghettos

Yeah if you look at things like apartment rents you can see they are actively trying to price middle class tenants out of any area going through even a minimal gentrification. Apartments in the hood are going for 700 to 900 for two bedrooms (sometimes one bedroom) so if you want to live somewhere decent where you don't have to worry about your door being kicked in you're going to be paying 1000+ not including utilities. Single white millennials can avoid this fate by using Craigslist and networks to find cheap apartments in building or garages in areas with declining infrastructure yet were never actually dangerous and are actively being gentrified. One of my homeboys was able to move into Rice Village, an extremely nice and trendy area, because a CAC architect only wanted to pay 75-80% of the rent. You can do that when you're single. But if you have any sort of family baggage you're at the mercy of the market. It's either live somewhat comfortably in the hood or cramped in an expensive unit in a safer area for apartment living. If you're in a house you'll most likely be living in suburban poverty. This country really sucks.

Houston Metro is pretty much the same. Somewhere in the last 40 years transit theory changed. Pre Metro we had shytty city run bus service called HouTran. Even though they could barely make service every day, each time the city expanded they extended a bus route out to the city limits. The bus lines would literally go to the end of a road where there was nothing but field/woods and turn around. Now an area may be built for a decade or more and there's no transit service. NIMBYs (aka white people) used to be laughed at when they tried to block a bus route from coming down streets that could barely hold a bike but now they can keep buses out of whole areas. Including areas that need bus service or will need an established line within the next five years or so. There are several areas that have needed bus service for years but Metro would be cock blocked and play it off as "Well, they don't really NEED service." Then when it can finally go out there the planners are like :gladbron: because they didn't expect such a positive ridership response. The less white people ride transit the more underfunded and neglected it will be. That's why they try to push rail systems now because despite them being as dirty, dangerous and smelly as a bus the middle and upper classes love them. It's hard to get them built though because they are fukking expensive.

This is happening in every every city. Oakland is going through it. West Oakland looks totally different now. Coffee shops and nightlife, eateries and sky high rents. East oakland would take 20 years to turn over. I was commuting 62 miles ONE WAY to get to work, living in the suburbs. No one on my block was black, just a few sprinkled here and there. I'm never commuting again.
