I really don't think I need to do business with people I consider friends. She only works part-time and I would rather use my lunch break or other flexibility that I have through my job than my precious weekends to look at homes. I get tired of having to meet at the office after work and she works an hour away so it's usually 6pm or later. I would rather do 3pm-5pm or something like that. The straw was when a check I used as earnest money was refunded to me and I told her to leave it in the office so I that I can pick it up during the day. She took it with her
not only that, her phone wasn't working all weekend so I couldn't get in contact with her to meet up. I told her to drop it off in the mail.

If you don't already have it, fully fund your emergency fund (3-6 months of expenses) and start learning about investing. Buy you a home, live in the basement and rent out the upper portion.

That's good! You have plenty of time to get some resources together. I can send you the e-books I have from Brass Knuckle finance if you'd like. It had some good information in there.
