I just went through hell with my wife's old rowhome in Philly that we had been renting

tenant was already not paying the rent before the pandemic and should have been out of there for months but its illegal to just throw a tenant out (most of the cases on Judge Judy, etc are about illegal evictions)
the pandemic hit at the right time for her because you got to take them to court and pay out the ass in court fees but since everyone put a freeze on the evictions the court case has been delayed for over a year
one day last summer we just showed up with a locksmith and she called the cops and they said we couldn't change the locks but that scared her enough for her to secretly move out of there a few months later (we notice no water was being used)
so i broke in and changed the locks, same day her drugged out cousin came in asking for his clothes and boots and I was like here you go, get out

he was still living in the basement

old tenant left a whole garage of clothes and pics that we either threw out or donated

Its a sellers market because this place needs alot of work and we put it up for sale AS-IS because I was not going to put anymore money into it

but we still sold it for profit
Its not just lower class/poor folks taking advantage of the no eviction moratorium, rich folks were doing to same thing. There's a bunch of folks in the Hamptons that haven't been paying rent/mortgage on those big houses out there also.
