That prolly explains why I’m seeing a steady number of them out in Clinton, Oxon Hill, and Camp Springs more often nowadays. I wasn’t expecting them to come all the way down this side of PG
But yeah, I would definitely say Central, Southern, Rural Tier/Eastern and parts of Inner Beltway PG will be able to buffer against traditional gentrification and remain predominantly Black. I'm very sure Cacs want their dirty hands on Northern PG so fukking bad tho….A lot of those towns up that way got very attractive looking streetcar suburban housing stocks and Northern PG possibly got the best public transit offerings, walkability, retail shopping, brand new TOD-style apartment complexes, close proximity to both UMD and Downtown Silver Spring, gorgeous ass Lake Artemesia Park, and bountiful neighborhood amenities too. Hell, Beltsville, Berwyn Heights, and College Park are basically lil Cac islands in a sea of Hispanics and Africans lol

I went to an event up there once very cool venue.How was everybody’s Juneteenth?
Me and the crew missed out on the Techno rave party but we did managed to hit up the rooftop party at the Eaton Hotel. Even managed to help my friend get this Jersey girl’s number lol. The rooftop party was fun as hell and the DJ was on fire….Dude was playing GoGo, Bmore Club, current shyt, 90’s and 2K’s shyt, R&B, etc. We all could dance on the same stage as the DJ and it was sooooo many fukking bad chocolate and caramel joints up in there too![]()

sorry to hear that brehAlso word of advice brehs, if y’all book a room at the Courtyard Marriott on 901 L St. NW near the Convention Center, DO NOT, I repeat, DO NOT use their parking garage
I tried entering it and due to the way the garage entrance is structured, I ended up getting a big dent on one of my car doors and a small-ish scratch thanks to the side pillar by the garage. Thankfully my door can still open tho. Also, the garage is on the side of the hotel inside a fukking alley of all places, which made maneuvering tighter. You’re much better off parking your whip elsewhere.

I was at navy yard on Saturday Night at Walter's. That plus the wharf was wild.Shoutout to the Wharf
