Gentrification done did a number on DC. Meanwhile Charles County, Howard County and MoCo have had a significant increase in their black populations. AA County surprised me as well with Black growth. PG County also saw an increase of their Latino population.

Yeah PG County is becoming latino as fukk. My mother got the same house since the 90's growing up my direct neighbors across the street to the left, right and diagonal from me were white. Then some of them moved and died it it became black. Recently it's slowly becoming hispanic the last decade.

I think a lot of the DC people being moved out by gentrification surprisingly ain't been moving to PG County as much as you'd think. They're moving to Charles, Moco, Howard...I think those areas have better and more available low income housing programs. I know of a few bytches living in some nice apartments out Silver Spring taking advantage of their housing programs.

Housing cost, commute/traffic, and night life

PG has the cheaper real estate compared to DC and Mo County but we do have high property taxes. Condos and townhouses are generally decently priced out here by DMV standards. SFHs too for the most part depending on if you’re living in a planned community/subdivision with amenities or not…If it’s the former with amenities, be prepared to shell out $500K or more. The same rule of Metro living applies here in PG County where if you plan on living close to a Metro station, the more expensive the crib is. That may not always be the case in the hood unless it’s some of the newer properties that are getting built tho.

Commute/traffic in PG can get hectic and annoying but it don’t get as gridlocked as often as it does out in Virginia. Traffic in DC itself can get crazy during rush hour, especially if you’re commuting via bridge and tunnel. Rule of thumb out here is either live close to work OR give yourself a two hour headstart before traffic gets real bad. But if you’re job got you WFH, you ain’t gotta worry about none of that shyt lol. And if you plan on riding a Metro train, they come every 5 to 8 mins during the workweek but on weekends, you’ll be waiting like 8 to 14 mins for them. The train stations got WiFi but the trains themselves don’t just yet but they all got A/C and they’re clean. Also just a heads up, if you’re using the Metro trains, the standard fare is $2.75 and it’s based on fare zones and distance….And you gotta pay to get out with your SmarTrip card. The fare zones are usually a lil pricier on weekends but Metro parking is free during the weekend too.

As for nightlife, you can hit up MGM or hit up National Harbor, College Park (if you don’t mind the college crowd), Downtown Hyattsville, Camp Springs, etc. for a lil nightlife fix but a majority of your nightlife experience will be either in DC or Silver Spring. Alexandria (more older) and Arlington (more younger) got their own nightlife scenes too. The main nightlife areas of DC are U Street, H Street, Penn Quarter, Chinatown/Gallery Place, DuPont Circle, Logan Circle, Columbia Heights, 14th Street, Georgia Ave, Adams Morgan, The Wharf, Capitol Hill, Shaw, and New York Ave.

PG doesn't do housing or vouchers anymore, basically. Mo County their low income housing program is A1. Might look into myself, next year. I spend most off my time in Silver Springs anyways. I love where I live(off 16th & upshur). But fukk the price, Silver Springs ain't far from the things I do in the City.

Shiit PG was mostly White till the mid 80s. Especially Hyattsville, Adelphi, College Park, Beltsville, Laurel, Lewisdale, Greenbelt.
You may have heard this already, but not long before that, the only Black parts of PG was the Seat Pleasant area, Glenarden (which was uppity in the 60's) Landover (the area that covers Palmer Park and Kentland), parts of Hyattsvile that border DC like the Chillum area, and the south side of Hyattsville that bordered North Brentwood, and North Brentwood itself...which been there the longest of them all since after the civil war. There's also an area up in College Park not too far from the University of Maryland called Lakeland. It sits very close to the tracks, and it's been there not long after North Brentwood. They had to do some serious fighting to keeps White from taking over that area I understand. They now have section 8 housing there.

But the hoods in PG that most people knew about during these times were the Seat Pleasant area, the Landover area that covered Palmer Park and Kentland, and Glendarden. They were the larger hoods, however Glenarden wasn't really considered the hood like the other two. A lot of people probably forget, but those apartments in Kentland that you can still see off of 202, use to be called Chinatown, because all Asians lived there, and I mean when the rest of Kentland turned hood. But nobody bothered them, and they didn't bother nobody. Palmer Park had the worst reputation over Kentland, and they had their battles. Sugar Ray Leonard was the one who put Palmer Park on the map.

It was this Barbershop I used to go to. And this one barber whose family is almost 150 years deep in this Area mainly MO County, broke down a lot off history to me.
