Fam windows are so fukking expensive my god. We have the original windows for the house which are hand crank turn outs and they will need to be replaced at some point for the entire house. I just been fixing them as we go because I don’t wanna foot that bill atm lol. It would prolly be better to just do it though because it would be more energy efficient.
Anything “energy efficient” gets you money back when you file your taxes. Windows replacement, insulation, changing a heater or boiler or whatever.

Its not a whole lot. Maybe 10% of your total cost but its something.

As I said earlier I’m the first person in my family to really own a house like that so there was some stuff I didn’t know. Like how trees and roots can destroy your water system and just all the little stuff that occurs that you don’t really have to think about nor associate the cost of because they are someone else’s responsibility.
Same situation. I had my Unc come look at the property with my agent. He spotted things I didn't know to look for, like the lack of gutters. I would've had to come out of pocket for that if it weren't for him.

Having a home warranty is like having a lawyer, folks out here are REALLY tryna fukk you and it's crazy. I swear the first year I had my house the AC wouldn't work. I got two separate opinions both said the AC was unrepairable and needed a new system at around 10,000, went through the warranty and this dude fixed it for 100 and shyt been running smooth for the last 5 years. I don't trust any tradesmen I don't personally know, they are all crooks. It's a non negotiable must to have a good home warranty if you're gonna own a home.

Sounds like the capacitor in the outside compressor. I changed mine for like $13.
It was that and it ran out of freeon and needed a charge or some real simple shyt. shyt had me fukked up out at how both these tradesmen really came in my house, straight faced lied and tried to run my pockets like that.

If your system is using the old refrigerant then they weren't lying to you. It's a closed system and the refrigerant shouldn't be leaking out. They aren't allowed to keep recharging it without repairing the leak which usually means a new condenser coil.

I had warranty for the first year. Warranty didn't cover cover all the refrigerant. They also use companies that take the lowest bid.

Buddy of mines system failed and they put a Goodman unit in and the guys installed it wrong. Warranty is cool if you don't mind waiting for repairs to be completed. I have companies I can call and they come out the same day or the next day.

That's crazy. My close friend fell for the balloon payment trap and ended up foreclosing when those payments were due. Balloon payments are better for investors.

Fighting rodents and other animals. Here I am scouring my property, sealing up every hole to keep mice out. Waking up finding possums and  in the yard.




This is what I get for living near the woods.



Working from home will increase that light bill.

The cost of brick repointing. Looking at a $3-7k bill for getting my bricks straightened out.

@seraphx You own it. You take care of it. It appreciates in value. You've gained $200k in equity, so that $20k in maintenance is nothing. Just be happy that you're blessed enough to call yourself a homeowner and don't take it for granted. Being a homeowner is a great accomplishment.

I take pride in ownership. I take great pride in properly maintaining my home. I'm like Hank Hill with this shyt.

Advice that I would give to any potential homeowner is to not stretch yourself thin financially. Things will always need to be repaired, updated, or replaced. You should have an emergency fund in general, but also money stashed away for maintenance. If you're going to be struggling to keep up with your mortgage, then you can not afford the home and maintaining it. Also, you should try to do things on your own. My wife and I re-tiled our home by ourselves. It was HARD fukking work, but with YouTube, it turned out beautiful on some HGTV type shyt. The flooring company gave us an estimate of like $30k. We bought a wet saw and all of the tools, and the project ended up being like $4k total. Gardening, landscaping, cosmetic shyt... it's all done by my wife and I. I only call the professionals when it's a task that I know that I'm not capable of or don't want to risk (electrical, plumbing, masonry, gas lines, trimming the tall ass Palm Trees etc.)
