For anyone wondering why anyone would buy this house.

Comparable houses in size around Seattle. Notice what all 4 of these houses say. "Value in the land," & "Builder Alert." No one wants that house. They want the property.

Below is a house that sits on a smaller piece of property that is about 5 blocks aways. Bought back in 2017 for $665K. Tore down the house and built a brand new one. New house is on the market for 2.2 million.

The property is minutes from downtown Seattle, has quality public schools nearby, and is part of a overpopulated area where major tech companies call home?

Yes the property is expensive, but it’s not the house you should be looking at. The land and where it’s located is the value.

The general belief is that this “value” is overstated. You have to sacrifice so much just to live in an area that people THINK is nice. Unless being next to a beach is a MUST HAVE, the price of that house is ridiculous. Not to mention, it doesn’t seem, at a glance, that the increase in pay is proportionate to the increase in housing costs in that area. It’s more, but is it THAT MUCH more?

I could get a place in the middle of downtown Atlanta that’s twice the size and that already has nice finishes and a good school district for the same price.... but I also don’t need to live next to the beach.

But if the beach is that important to you... buy it. And possibly be house poor because you like Seattle beaches.

Starter homes further away from that place in the Seattle area are around 350-400k. The entire area is expensive for the same reasons San Fran is - the demand exceeds the supply. This is caused by well paying jobs in the area, specifically in tech, more specifically Microsoft and Amazon.

I was just in Seattle last month and the traffic was horrendous. I’m talking long lines 30 miles outside of downtown. My client out there also owns a few apartment buildings and is making a killing. They haven’t had occupancy issues in years.

Yes the property is expensive, but it’s not the house you should be looking at. The land and where it’s located is the value.
The property isn’t expensive. The land is a steal.

Seattle seems like a dope city but getting around doesn't seem the easiest. Same for Portland. I'd consider moving there but the real estate costs are insane to me. Was thinking about this a couple days ago when I was in Seattle actually.

Is there any decent black areas up there? Was in Starbucks and it was 3 brehettes up in there and all 3 of them was good-looking.

Magnolia. West of Queen Anne, Magnolia is a quiet residential neighborhood rising among the bluffs between Elliott Bay and the Ship Canal. used to work in that neighborhood. its 10 minutes from downtown.. big ass money over there.

Rainier valley area/South Seattle area (where Rainier Beach is) has hella Somalis/Ethopians too.
