If the landlord is asking for 1st, last, security deposit, and 3 months rent, I think that is fair. Now only giving a 1 year lease sound like straight scumbaggery, but it should be expected, and what I would personally offer to the better places, along with an explanation of why my credit is bad.

She can always do those Extendes Stay hotels that gives out deals if you rent for atleast a month. 1500 for the month while getting housekeeping services, fresh towels and unlimited toilet paper. I met a dude that stayed there for a year while he was in the middle of a divorce. Can pay weekly if you want and they not asking for a deposit . Prices will be different tho depending on where she at. Just got to pick one that'd not in the middle of the hood.
