In 3 years my dad's investing in a flat for me in London, we used to live in London but we moved out of the UK ages ago so my every day knowledge of areas is fukked up with all the gentrification going on.

My budget is £300,000- £400,000 maximum, we lost our credit history in UK so no mortgage so it'll be a cash buy and that's the absolute most we can invest in it as it would be coming out of savings.

What areas would be best for a 2 bedroom flat at that price. I wanted somewhere with an easy commute to Bank/Liverpool Street/ Old Street sides (maybe 30-40 mins on tube max)

I used to like Bermondsey as I could walk to Bank/London Bridge sides every day from it when I stayed with a friend there but I'm hearing Bermondsey/Rotherhithe/Canada Water/Surray Quays sides are hood now ? Bethnal Green is close but it's a shyt hole too, same with Old Street sides they all look grotty.

I used to like Barnet too but I'm hearing that's a shyt hole now as well ?

Are the DLR sides any good Docklands/Canary Wharf bits ?

With a budget of 300 to 400£ u can find a 2 bedroom flat in a nice area easily. If u wanna be close to Old Street just get a place out there in east London, for ur budget I'm sure u could even find a bigger apartment or even a house. East London you will get good bang for your buck vs being close to central. A decent new/almost new 2 bedroom flat will be in the region of 300 – 350k. Slightly older, you can get change from 300 if you’re lucky.


You could probably also get decent value down south, but I ain’t so well versed on down there.

Well, west London is considered to be the nicest part of town, so if u get the chance to live there, its worth considering. Hammersmith, Ealing, Hounslow, Greenford, Ruislip, Southall are all areas where u could find something in your budget.

As for east London, at the moment I couldn't tell you. I know a few areas but they are considered to be grimey, ghetto so I don't know if you'd be interested.

Camden and Islington u could probably find a nice flat for ur budget. I'd doubt u could find a house but for ur budget, u could definitely get a nice flat.

For North London u should check out Wood Green, Palmers Green, Bounds Green. They are all in the same area more or less. Wood Green is kinda grimey tho.

The average price in London is 450-550k. 1 bedroom is goin to cost you upwards of 300k in a decent area. I'll say your best bet is getting something in Surrey/outskirts and that's if you don't mind the travel. They been re-generating the shythole areas over the past 10 years or so, but you not goin to get rid of the elements that make it a shythole.

I would hold off buyin any property over the next 3-5 years because things are goin to get worse with the economy and then you have the fall out with that. I'd say you best off renting.

I'm going to london next week for a few days. Should I hit up the regular tourist traps? Anything special a local would recommend?
