Wouldnt lower rates benefit your loan?

I'm an investor so when I buy in, that means a higher interest rate (for me).
Owners see 6% but I'm going to see closer to 8% when I out for a loan, so a lower interest
rate is of course nice.
I'm mainly concerned with lower interest rates pushing investors with larger portfolios back into
buying properties and taking on more debt.
As money gets cheaper, that leads to more competition which leads to higher costs/rates for properties.
