Me sorry babe. Where you at?

First off....I don’t even like the way most new homes in my budget look.
My budget for a house is $300000. I’ll have about $60k to put down and I qualify for a first time homeowner program and down payment assistance programs as well.
But my major issue is paying a bunch of money for a barn looking house made from cheap siding, that is two feet away from your neighbors house, no backyard space, acreage....
Also the house plans.I grew up in a brick ranch home. 3 bedroom/2 baths, den, living room, dining room, kitchen with breakfast area.
But now because everybody thinks “OPEN FLOOR PLAN” is the coming messiah, the houses somehow have more space but less room.
So I no longer get a separate eat in kitchen, and a dining room. No longer have a living room/parlor AND a den. Just one big ole mashed together area.
And the BEDROOM SPACE! How can the house I grew up in be 1700 square feet and have bedrooms large enough to accommodate a full bedroom set...but a big ass 2200 square foot house got rooms the size of matchboxes.
I have full wood furniture. You know. Real shyt. Not particle board bullshyt you pay $2000 for these days. Bedroom sets passed down from my grandparents from 1800s.
But these new ass houses ain’t even got bedrooms big enough to accommodate a full/Queen size bed, nightstand, armoire, and dresser.
So I feel like I’m paying more for less even though it’s a newer home.
Is it just better to build? Am I trippin? I swear older homes are better than some of the new shyt I see on the market now.
Girl I saw this BEAUTIFUL home online. Looked up the address, took a homie and my realtor with me to look at it. Girl there was a Trump flag flying in the yard of two homes on the way in.If I had to guess, I’d say older home are built waaaay better...they’re built to last. I love older homes; they have a certain character the newer ones lack, I think. They just look better, too. Whenever I start looking around for homes, for fun, I’m always looking at the older ones. When I see those high prices, I just figure the realtor or whoever sets the asking price recognizes this as well.

It’s ridiculous. And irritating as hell! Lol I’m not trying to be sittin up in my room in a matchbox.I don’t understand why builders are building small rooms now either. Their has to be logic to it.
60k is not worth it or needed....interesting rates are super low.
Do a conventional with 5% down and prepay the PMI.... but it really depends on what monthly payment you can afford.

Thanks babe! Such positivity. Last thing ya need during this process is bitterness!@Booksnrain Yeah, it can be a pain in the ass, but it's certainly worth the small trouble. Owning a home and/or property is rewarding. So is upgrading homes. I also think that house hunting is fun. I'll even browser Realtor.c0m and LandWatch.c0m for fun on occasion. If you have a good realtor, the paperwork and process shouldn't be bad at all. In fact, it should be a great experience.

When buying a home, DO NOT SETTLE for anything less than what you want. Consider a different side of town or a different suburb, houses are often built in a certain style similar to houses around it, so you might see different styles if you check a different area.
Buying new is great, just try to make sure they didn't take any shortcuts with the house.
My parents bought a new house in '06 and luckily my dad noticed one area where they had cut corners, something about the dryer vent leading to nowhere
In this kind of market sellers will laugh you out the door coming in with NACA
