I don't know of any white people that live south of Pilsen in Chicago unless it's Bridgeport or another traditional white area of the South Side and even Bridgeport is like 50% hispanic now if not more. And idk about white people are pushing west. Anything west of the United Center on Madison/Jackson/Lake/Van Buren is literally 100% black. In 2006 when the market was good there was a push to gentrify East Garfield Park and parts of Humboldt Park but those have since halted. I know a white cat that had a place in Bucktown and flipped it for hundreds of thousands of profit and then copped in HP and is now sitting on this property and has been for 10 years b/c nothing is moving over there.

Only reason Cabrini is gentrified is b/c of it's proximity to downtown and Old Town/Lincoln Park. There's plenty of section 8 all along Division and surrounding areas that make that area less attractive to be gentrified. It's still very industrial directly to the west as well.
c/s lincoln park is too rich of an area and white to have a fukked up project like cabrini greens within walking distance from LINCOLN PARK HIGHSCHOOL

Those words never came out my mouth dude. I meant (maybe I should have clarified) in terms of the music, the swag and just general overall feel of the culture. There were definitely bad times that still bother me to this day, but I also got a lot of good memories too. I was only stating I remember FAP and Decept cos I have a cousin who was friends with Buckshot and them and I met countless rappers while living out there.

Look at the west loop...that was a sketchy warehouse area 10 years ago, now it's a hot spot. Gentrification doesn't happen overnight, as the market recovers more of humboldt park and Albany park will continue to gentrify, like I said, IF there is a reason for whites to continue to push south, they will - right now most the jobs in the burbs are to the north, northwest, and west, but if for some reason more industry popped up in the south suburbs, they'll be there.
