Making himself a target, no ROI in something so over improved for the area, can’t unload it and gotta hope he has someone to pass it to who wants it as they won’t be able to unload it either. Maybe it can be transitional housing when he’s done with it
He owns a construction business and wrote a book he uses it as marketing it appears.

His money but whatever. I think he is stupid. He will never recoup that money. No one is going to buy that shyt after he passes. Say it cost 2 million and houses there are only 2-300k, no one is going to even going to take a look at it. No one wants a "mansion" in the "ghetto".

This is why Cacapean folks come and scoop up the biggest oldest but in need of major renovations houses in urban black neighborhoods, but that perceived "Low value" makes it a steal to purchase and renovate.

Such a weird dichotomy. I get it, but just weird how we don't value our neighborhoods, but recognize the value when the gentrifiers start investing in it.

To be fair this area in OP may be to far off from being gentrified. Detroit is a big place, so he may just be in the middle of an area that is in no concern for being gentrified.

You don't understand how real estate works.
the value of the houses around you effect the amount banks are willing to loan potential buyers.
IF you build a multimillion mansion that nobody can finance, you either have to hope somebody can buy it cash or you have lower your price.
it takes more than one home to raise up a neighborhood. you would need other homes to do the same
