A lot of these "luxury" complexes/buildings have to set aside a couple of "affordable" units (10-20 efficiencies on the 1st and 2nd floor, away from the main office, possibly having their own entrances for convenience. So developers only end up really building "luxury" places. My aunt lives in one actually. Upper West Side Address, East NY Prices...for like 10 years, cause they kept raising the rent...

If they was really building affordable/low income housing like that, we wouldn't really see the nation wide problems, IMO.

Somehow "market rate", "median income (top 50% and better)"...morphed into "luxury" and that "justified" the prices that are actually slightly above median - (which is low key for keep the Blacks out!)

Since red lining is basically illegal, they always do something to make the areas :mjpls:

Do you find luxury apartments to be worth the money or do you mind going for a non luxury place but have the cleanliness and creativity to make it look nice?

For example I don’t see the need for me to pay for a movie theatre, mini golf or gym set to justify paying 3K - 4.5K for a 1 bedroom (im in NY so luxury prices might vary in your city)

I only care about laundry being in the building or being in the unit.

Opinions?
They are worth it if they were in a good location.

There are some cities where the commute is hell, so it's worth being near your job or college or family. I know it's also a big deal for medical professionals who are often on call, and don't have the time to drive after or before their 12-16 hour shifts. And often the only places near them are the luxury ones

Growing up luxury apartments was some Upper East Side type shyt with a doorman :mjlol: in 2025 they have luxury apartments on Flatbush & Glenwood, a block away from the junction :mjlol: Live in a luxury apartment in a area where nikkas be gang banging brehs :heh:

I technically live in a luxury apartment right now in surbuban Florida, it's not a flex down here.


Maybe it is if you live in a prime location in Miami or something but a surbuban neighborhood in the Tampa Bay area? Nah.



It's also a gated community and has a pool and a lake.

All of them are called luxury

I pay too much for mine now they reduced the rates and have specials like crazy, like three months free

I’m moving anyway, need carpet and a better location. The other “luxury” place I’m moving to is cheaper and nicer, my current complex has gotten a little rowdy with being more affordable :mjpls:

Its a scam to overcharge for rent. All these greedy ass people are fukking ruining shyt. Everywhere i turn I keep seeing someone asking for money whether its through a product, a service, food, all this hypercapitalism.

I lived in one for the last 10 years and love it. Concierge, packages, usable gym and public space, things get fixed for you, in unit washer / dryer etc.

They do reserve 10% of units for low income housing which is reasonable to me. In Boston they can use everything, but I know someone in Williamsburg BK whose building has separate non concierge entrance and separate elevators for low income units.

Nowadays they claim anything as a "luxury apartment".

Put some grey laminate floors. stainless steel appliances, a glass shower, a "resort style" pool, and some planet fitness weights and all of a sudden its "luxury".

Most of the time you're just paying for the neighborhood.

Some people don't care about the "aesthetic" of luxury and just want a decent apartment that is simply not a complete piece of shyt.

Technically a penthouse a spot on the top floor of a high rise. That don’t necessarily mean luxury. I’ve had a penthouse and it was player but I wouldn’t really consider it high end or luxury. It’s all subjective though.

The spot I’m at most is my loft and its player but I wouldn’t consider it high end. They just really slapping the high end tag on everything. But a lot of people do consider basic shyt high end. I just dropped my phone today and camera only work on one side so the video messed up.



Edit phone camera fukked up. But this the typical “luxury apartment” that’s not really luxury.

Man, it really, REALLY depends on where you're renting, and how legit the property management company running it is. But realistically speaking, you're probably paying for a lot of shyt you won't actually need or use.

That said, at least where I live, at bare minimum, "luxury" should, and probably will, get you:

A gated community

No less than one assigned/covered parking space, if the community has an open air lot. Assigned spot if there's a garage.

In unit washer/dryer/dishwasher.

Some form of decent sized outdoor space for the unit, like a balcony or patio.

Multiple dumpster spots

At least one pool

Some bullshyt ass community grills

Seeing people pay monthly for a gym, pool, sauna, and "party room" they never use is wild.

The underground heated parking with 24/7 surveillance, on-site washer/dryer, with a balcony seem worth it.

Buddy of mine takes full advantage of the “party room” that has access to the pool and bbq pits.

He “rents” out the space for $800 under one condition that he and a few friends are invited so that management assumes he’s the host of the party to justify the event.

If not, they're bullshyting. In general, those would be enough for me. There was a spot I stayed in like 10 years ago that had all that, a sand volleyball court, what was basically an in house Kinko's "business center" setup, AND mail in its own gated area. They earned that extra money they were getting.

nikka none of that is luxury. That’s mandatory
