Not sure about other areas, but in San Diego, the housing market is such that unless you want to BUY way out in the suburbs, even a majority of the people in an income bracket where they make enough for a luxury rental, can't BUY in the downtown/metro areas. too expensive for not much, like a two bedroom condo for 650k and 900 sq ft.

My last apt was luxury, with fake wood floors in the bathroom that my son used to piss up, granite counters, a kitchen light that halfway worked, black appliances including a microwave, valet trash, no parking spaces, a dumpster in the back taking up parking spaces, a/c that with 2 settings off and freezing, baby spiders all thru the bytch, Karen’s at the front office and a faq across the hall…Gimmie a regular apt any day

Nowadays they claim anything as a "luxury apartment".

Put some grey laminate floors. stainless steel appliances, a glass shower, a "resort style" pool, and some planet fitness weights and all of a sudden its "luxury".

Most of the time you're just paying for the neighborhood.

Some people don't care about the "aesthetic" of luxury and just want a decent apartment that is simply not a complete piece of shyt.

The accents like stainless steel appliances were the extras you paid for. Now that should be baseline.

These places try having you pay 1000 for a studio in a food desert.

This is what 90% of apartments mean when they say "Luxury"


  • Cheap laminate "Hardwood" flooring from Home Depot
  • Cheapest cabinets from Home Depot
  • Stainless Steel appliances from 2014
  • Washer & Dryer that leave your clothes still dirty unless you run 2 cycles
  • Stained granite countertops
  • Cheapest clay-based wall paint
  • Valet Trash that is a mandatory $30 that come sometimes during the week either at 6pm or 12midnight
  • Poorly built buildings with poor insulation and unleveled floors
  • Robust gym with only one bench rack and missing free weights
  • Stylish modern clubhouse that closes at 10pm and only has 1 mac computer
  • Resort style pool area, w/one dirty grill, that is 80% pool chairs and greenery and maybe 20% actual pool
  • Elevators in each building that work 25% of the time
  • Parcel Lockers that sometimes get used and are in the most inconvenient spot for most residents
  • Huge parking lot that is 85% paid covered parking. Towing enforced.
  • Patios for each unit that can only fit one person.
  • Beautiful views of the parking lot, highway and the back loading dock of stores.
  • Fully staffed maintenance crew that fix issues when they feel like it

This 750 sq. ft unit can be yours for $2300/month
Just pay the Admin fee, application fee, and down payment. And you will must receive paychecks 3x the monthly rate.

Literally just a marketing term to boost up price to millennials.. Probably one of biggest finesses going. Fake wood floors but paying a premium :mjlol:

They are building buildings with parking space minimums to encourage transit

I thought about that example when I posted it. I really mean in the sense that these management companies try to pawn these shoe boxes off as luxury living. I lived in one and wasn't nothing luxurious about that shyt except the location.

I stayed in one true luxury apartment in New Orleans once. Hard to describe but I didn’t even use the amenities but I felt like the apartment was unique and it was huge

Now only two types of apartments are built. Affordable (low income) or luxury. :yeshrug:

A lot of these "luxury" complexes/buildings have to set aside a couple of "affordable" units (10-20 efficiencies on the 1st and 2nd floor, away from the main office, possibly having their own entrances for convenience. So developers only end up really building "luxury" places. My aunt lives in one actually. Upper West Side Address, East NY Prices...for like 10 years, cause they kept raising the rent...

If they was really building affordable/low income housing like that, we wouldn't really see the nation wide problems, IMO.

Somehow "market rate", "median income (top 50% and better)"...morphed into "luxury" and that "justified" the prices that are actually slightly above median - (which is low key for keep the Blacks out!)

They are worth it if you are comfortable financially and you value convenience. Mine is definitely overpriced but it's very convenient, it has solid gym and lots of amenities (I dont use most of them), its in a great location, with a great view of the city.
