Man one place I was living at this girl above me had a husky (why the fukk do you have a husky in Texas? :dahell:) that would get the zoomies at night and it sounded like a drum major marching.

The occupants/board of these buildings are usually ...... not friendly :francis:

I got evicted from the last "luxury apartment" I stayed in from noise violations. I didn't get a trial or anything. Just documents posted on my door.


The board didn't care about my side of the story. I had evidence of my innocence and everything. Tried to sue me for bouncing and not paying any of the "fees" and "violations" They got nothing. :umad:

This is what 90% of apartments mean when they say "Luxury"


  • Cheap laminate "Hardwood" flooring from Home Depot
  • Cheapest cabinets from Home Depot
  • Stainless Steel appliances from 2014
  • Washer & Dryer that leave your clothes still dirty unless you run 2 cycles
  • Stained granite countertops
  • Cheapest clay-based wall paint
  • Valet Trash that is a mandatory $30 that come sometimes during the week either at 6pm or 12midnight
  • Poorly built buildings with poor insulation and unleveled floors
  • Robust gym with only one bench rack and missing free weights
  • Stylish modern clubhouse that closes at 10pm and only has 1 mac computer
  • Resort style pool area, w/one dirty grill, that is 80% pool chairs and greenery and maybe 20% actual pool
  • Elevators in each building that work 25% of the time
  • Parcel Lockers that sometimes get used and are in the most inconvenient spot for most residents
  • Huge parking lot that is 85% paid covered parking. Towing enforced.
  • Patios for each unit that can only fit one person.
  • Beautiful views of the parking lot, highway and the back loading dock of stores.

You live there? I was trying to secure a position in SD and had my eye on this building, probably won't happen now but it was nice browsing online :russ:


nah, I live close, but I was in that one recently, it's the newest completed and the most expensive, until the next one opens in a month. A lot of friends live in these, but like 10 years ago, you could get the penthouses, or something close, for like 2500-3500, now they are maybe triple that.

some of my boys were balling sometimes above their league in that post Recession rental market.

Looking at old structures in east coast and Midwest cities I cannot wait to see how theee poorly built buildings will look 50 years from now. I will be 83 by then.

Man, it really, REALLY depends on where you're renting, and how legit the property management company running it is. But realistically speaking, you're probably paying for a lot of shyt you won't actually need or use.

That said, at least where I live, at bare minimum, "luxury" should, and probably will, get you:

A gated community

No less than one assigned/covered parking space, if the community has an open air lot. Assigned spot if there's a garage.

In unit washer/dryer/dishwasher.

Some form of decent sized outdoor space for the unit, like a balcony or patio.

Multiple dumpster spots

At least one pool

Some bullshyt ass community grills

If not, they're bullshyting. In general, those would be enough for me. There was a spot I stayed in like 10 years ago that had all that, a sand volleyball court, what was basically an in house Kinko's "business center" setup, AND mail in its own gated area. They earned that extra money they were getting.

I girl I was seeing lived in the new Hanover or Stanza building when it first opened, I think they changed the name. That was a nice building as well. What's the next one? Still want to make my way down there, but will probably have to wait a year now

Think we talked before because I remember this. it's the Stanza now. That's one of those that's like maybe a private equity spin off. Which could mean they just raise the rent, and drop all the spending, before selling it again.

There's the Radian in East Village, that opened last summer. And there's one that will be open like across the street from Simone probably late this year. When I said next month I was speaking figuratively lol

They have an interesting mix of people, it's like two extreme disparities sometimes.

Lots of very nerdy corporate people/people whose parents pay the rent, like law school students, and then like straight up criminals/dope boys, and escorts/OF girls.

someone told me the new building he moved in, all the girls were like corporate and he missed the OF girls lol

I’m just not built for the balconies up there.

I don’t understand why most these condos don’t screen their balconies in. I had a spot in the city with screened in balconies. The building wasn’t even that player but the balconies was spacious as hell and they was screened in. You can actually chill and kick shyt on the 20th floor over looking the city. Get drunk or whatever. You can’t fall off that bytch. You can see all the other balconies on these other high end buildings, but people was never really out there on them like that cause they smaller and not screened in. I don’t understand how a nikka on the 25th floor without a screened in balcony

Do you find luxury apartments to be worth the money or do you mind going for a non luxury place but have the cleanliness and creativity to make it look nice?

For example I don’t see the need for me to pay for a movie theatre, mini golf or gym set to justify paying 3K - 4.5K for a 1 bedroom (im in NY so luxury prices might vary in your city)

I only care about laundry being in the building or being in the unit.

Opinions?
I just moved into a "luxury" building that was constructed in 2022. there are cracks in the hallway walls and the floors in my apt are not level.
