It's all a scheme. I've never used the gym at any apartment where I've lived. The only time I've used the cabana area & wading/infinity pool is when my daughter comes into town. I don't have pets so why tack a doggy park maintenance onto my rent (speaking of which, I've only stayed in one complex that's done it but I believe it should be mandatory. Pets (see dogs) owners need to provide feces samples of their pets so if they don't pick up after their pets, they get charged out the ass for it). The only perks besides peace and quiet I need are Amazon/package lockers, in-unit washer and dryer, and the community is gated. There's no reason to charge me $50 for "valet trash disposal" when the gotdamn dumpster is literally steps away from my building.
Everytime I go to these buildings the pool is always empty lol

My last apartment i had was 1450 a month in Downtown Dallas where the unarmed black man got killed. Even before that it wasn't worth the perks but i never had to get something in my apartment fixed. Depends on your situation but I would save that money and get a mid tier apartment if i had to do it all over again.

Nowadays they claim anything as a "luxury apartment".

Put some grey laminate floors. stainless steel appliances, a glass shower, a "resort style" pool, and some planet fitness weights and all of a sudden its "luxury".

Most of the time you're just paying for the neighborhood.

Some people don't care about the "aesthetic" of luxury and just want a decent apartment that is simply not a complete piece of shyt.

they're usually cheaply built 2.....zero insulation or soundproofing.....every footstep sounds like someone above you is deadlifting :dead:

Man one place I was living at this girl above me had a husky (why the fukk do you have a husky in Texas? :dahell:) that would get the zoomies at night and it sounded like a drum major marching.

That's all that's built in my area downtown now. No more condos for sale, unless they start at like 1.5m

The thing is it's an arm race for the amenities so each new one is nicer than the last, to justify the rent. The last one that was finished in Little Italy looks like the Edition hotel in Miami inside, and the rooftop is stunning. And I see a lot of those places, but this one was like eye popping. Like 5k for a one bedroom.

also private equity is involved in lots of these deals now, and they are probably going to start shuffling around ownership, which means raising the rent to the maximum allowed, then sell the property. Also, they are usually owned or linked to publicly traded companies, and quarter earning and share prices and board members, so they tend to raise the rest at each quarter or close to it. So you get in for one price, and then it's up $200 or whatever within a year.
