Got to agree with this.

And they will take you to court over non-payment which means you could end up forfeiting your house.

That was just an example of the current situation.. however, can you expand on this? I'm not talking about rental properties here, just a spot to live in.
The market value, whether you are renting it out or owner occupied is what dictates whether the property is a good deal and thus, worth you purchasing. If the HOA fee is high, that dollar amount doesnt go towards your loan or principle. You could cut your fixed year loan in half without an HOA fee half the price of your mortgage. With a monthly HOA of $700 with a $1300 mortgage, literally everything needs to be covered in that HOA fee. Im talking property taxes, insurance, ALL utilities and parking. It needs to cover all those expenses for me regardless of mortgage.

Absolutely. If it brings down the value of my property then why would I be in support of that.

The house color is just one of many examples. Other protections provided by the HOA as it pertains to protecting property value are:

- making sure owners cut and maintain their yards and property: I have seen on a number of occasions where a buyer takes a home off their list due to how unkept the community looked.

- Prevents owners from parking cars in the yard/on the grass.

- Prevents a homeowner from turning their residential property into a commercial space: for example, a homeowner running a mechanic shop out of their garage.

Yeah it sounds like a lot of rules, but once you get a full understanding of the purpose of an HOA then you see that they are in place for the protection of home values.

I dont remember all of his gripes.

But dude at work hated the extended warranties some folks pay for when it comes to cars.

The 1 I do remember was, he claimed theyll always try to find a way to make the warranty voided whenever you came in to get a free repair.

This is not to mention it insurance literally looks for reasons not to pay, but it's no problem with you shelling out that high premium monthly.

I guess HOAd left a sour taste in my mouth. I bought my first house not thinking much about the HOA attached to it. I was active duty military at the time and it wasnt so bad at first. I paid my $300 for the year and that was it. Then i had to tdy for 3 weeks. My grass got a little long but not stupid high. I came back to 2 letters in my mail box. The first one was a warning, and the second one was a fine. After that i parked my jeep in my yard for a few nights....another letter, then i got a letter about a little mold (the green shyt that get on the side of your house) when i already had my homeboy scheduled to comeout to pressure wash it. My final straw was when i got a letter about having a party and being too loud when i aint even have anyone over. They stated that i was getting too many violations and they could put a lien on the house or some shyt. Thats when i stopped paying them. I said fukk all that and sold the house to my coworker. They tried to take me to court and i told em i sold the house and go eat a dikk.

That shyt aint freedom. Its kinda like buying getting a loan for a car vs leasing a car. When you get a loan or buy a car outright, you can do what the fukk you want to it mostly as long as its street legal and safe. Leasing you have all these rules n shyt and no freedom.

You think they did that shyt on purpose to fukk with you?

Every HOA is different so it depends. Mine I think provides good value. They handle all landscaping, snow removal, maintenance of swimming pool, and rec center with a gym for $240/mo.

It's all fun and games until you get that one neighbor that has inoperable vehicles in his yard, appliances that are torn up, and a yard that they never cut and manicure, etc.

Now when it's time to sell your crib to upgrade to something better the neighbor is affecting your property value and how much you can sell you house for.

HOAs when done right helps somewhat protect the integrity of homes and value of the neighborhood.

Imagine trying to sell your house and when people come look at it they see a lime green house to the left and pink and purple house to the right, and a purple house across the street. they not gon even get out their car to look at your house.

Upset?

No. But, the color of someone’s house can negatively affect property values. Same with homes who do not maintain their yards.
