Part of being successful as a landlord is knowing how to screen for good tenants. If you can't do that, you will eventually lose out.
My uncle rented out a house to a couple of white teenagers, they treated his place like a frat house. He eventually had to kick them out and spend thousands of dollars fixing all the property damage they did.

you never engage the tenant past correspondence and certain administrative fail safes in place.

to perform a forcible eviction.

then was countered into a death down a flight of stairs via manslaughter.
the tenant should have just shut the door and called the police.

same in ca...that's why i keep all my tenants on leases, no month to month fukkery. we both have a clear window to say whether or not we're renewing a lease, i figure at most i'm stuck with someone until the end of their lease.

his tenants are bums, not sure why people feel entitled to not paying for what they actively chose to sign a lease for, sad he lost his life. but he also should have stuck with a the formal protocol - written notices, late fee accrual, and when necessary, start the eviction process. sucks that small time landlords can get screwed out of money for months due to ridiculous eviction laws. there are fukk reasons landlords try to evict, and yes, i can completely understand legal quagmire there, but failure to pay should be a fast tracked case and you need to get the fukk up out.

As someone is currently suing a former landlord, i can tell you for a matter of fact that the landlord is not allowed to force themself into the apartment if you deny them entry.

This is why they call police for evictions.

Is is still manslaughter? Of course it is, a man is dead. But acting like the landlord was in the right is completely incorrect. Ask any landorld/Tennant lawyer you know and they will tell you the same.
