Yup. Still studying, but STEM + high paying internships means I'll graduate next year with minimal debt (18k) and 6 figure job offer lined up. Already been making 6 figures (pro-rata) as an intern. I'll be able to pay off that debt right away with a signing bonus. Gotta be strategic about it.

The service econony gonna turn America to a 3rd world country. The fact that you gotta work in some brain aneurysm induced profession to stay slightly above poverty in these hyper inflated prices, meaning you doing too much as it is :ld:

All this "do STEM" talk is only widening the poverty gap because there is certainly not enough good paying jobs to turn America into what it was. You should be a millionaire already by the skillset you already have

Btw College is only a scam if you are stupid and naive.

At the end of the day I do think people with degrees on average make more than people without them.

My homegirl whose a VP at Goldman Sach didn’t go to expensive NYU for her degree. Instead she went to a business minded school named Baruch that is under CUNY.

Her degree cost pennies compared to NYU and she secured an internship at the strength of her school and now she’s VP with no college debt.

There are loop holes to everything in life no matter the direction.

And there are programs are you only have to put down 3.5%

FHA loan? Yea 3.5% to 10% depending on credit and they do allow you to have as low as 580 credit.

In Brooklyn virtually all home buyers are using this loan now.

But you do get an additional cost of PMI.

Tbh I think that's very smart, if you can't even afford to take care of yourself, why have kids and marriage?

So many people try to make people feel bad for being single and childless, but they don't realize shyt costs a lot of money.




Well most melenials don’t own a home, don’t want to own a home and a lot do not even want kids.

No debt, and money up, but I don't own a home, and I doubt I will in the next few years. I have no family and will likely not have one in the next 3 years, so I don't have a major motivator. As purely financial, stakes are really high in San Diego, it would take almost everything I had for a cash down payment on a 400-450k condo.

Very few of my close personal from HS friends own a home, some have inherited/familial property, but only one I grew up with bought a condo, which is like 180k maybe, in the area we grew up in. Three kids and married, respect for that move, but not the life I want.

Most places outside of Chicago. Maybe it's me, but Illinois as a whole is a bum flyover state. Joliet, Frankfort, Bolingbrook, Downers grove, Kankakee. You might be able to find houses in Chicago for $170k, but I don't know what those neighborhoods look like. With that said, if you want to live in a nice poppin area, you gone have to pay sadly. Houston Texas is the only place where you get bang for your buck with a nice city.

I still think housing is too expensive, regardless if you can find a cheap house

I have two houses. Both got passed down, I maintain a two family for income I know how to fix a lot of shyt myself and live in the other two family. My family worked HARD for these houses Im not selling them for shyt. I have a lot of equity available and can use it to buy another house if I wanted

Yea you are right about that. Chicago is a global beast city but outside of it Illinois is fly over cornfield state.
