GP is okay but its not as consistent as the other areas in dallas plus its more out the way from the city of dallas. The property taxes out there Is high though

:patrice: damn, guess that'll even out with my cheap HOA fee ($100 a year now vs. the $1K I was paying at my old neighborhood out in the Houston area).

Wifey wanted a new build...GP is a bit of a drive, but spots like Plano/Frisco would have been even worse. There were cheaper options in Irving, but that city seemed dead.

Las Colinas Is where you want to be if you're looking at Irving. If you guys want that new community feel and not too far from the city you might wan to look at keller or even addison

downtown aint been the same since they shutdown cirque.
You must ain't been to Medusa :mjpls:

Tha city cool. Just wait to the trinity project is through. I have to disagree with @jadillac about there not being diversity cause I think everyone is represented well in the city. Lots of good job opportunities. A lot of fake socialites. But they're bring downtown (Westend & deep ellum) back but the places in Dallas to be is Uptown, Trinity Groves and Bishop Arts, It goes down off Knox too. Condos going up everywhere downtown/Uptown. I don't think a city has every had so much construction going on at the same time. Like they're literally looking to merge everything

But the metroplex is huge. There's always something popping, you can party out in Addison/Carrollton/Arlington too. Most shyt is spread out.

-It's hot
-Never had a problem on the dating scene :wtf:
-Fukk some wildlife, this the city, not the country
-Tons of great places to eat & shop if you're in that that kinda thing

All my yrs in dallas traffic aint been a problem for me, yall need to learn the alternate routes, especially for rush hr. Wanna avoid 75 traffic go down greenville ave. Wanna avoid 35 go down riverfront. Wanna avoid the mess that is 635 go forest ln.

Greenville doesnt work if you're going 75 to or from Plano, which is where probs always are.

There's no getting around 635. Trust me. Forest is going the opposite way, so that's wasting time. Trust me I've tried it and Skillman etc. You could go Beltline but then you have a million lights and traffic there.

I've seen several times where it took me 2 hours to get home or to work. I've seen days where I stayed at work an extra hour just to let traffic die down

Is 360 as bad as everyone says it is during rush hour? My office is in Colleyville, so if I'm leaving from the High Hawk area in Grand Prairie, my options would be 360 or 161.

if u say so , when I drive I rarely get on them freeways, its possible. Forest runs east and west so it can work skillman runs perpendicular to forest so no that wont work but I didnt suggest it either. It may take some doing but id much rather get stuck with lights than traffic thats barely crawling. U really just gotta take ya time and learn the city tho.

:comeon: I've lived here most of my life. I and many other ppl know the shortcuts that work and dont work

But it really just depends on where you live b/c the routes will be different.

As someone who has lived in the metroplex most of they life, I'd say it's a slightly above average city. But, next year I might be going up to Oklahoma City for school. If any of ya'll know anything about Oklahoma, HMU.

Things are hella backwards here though. I came down here from Indianapolis.

And in Indianapolis, for example, during the summer when school was out construction workers would work all day on the roads so that when fall came around, the roads were open. If they had to work during the fall, they would do it at night.

Here in Dallas, they do construction in the middle of the day and nothing during the summer or at night. It takes them so long to do everything.

Went to Dallas six years ago for a weekend to attend my cousin's wedding. I went during late May.

Its hot as fukk in the D and I live in Sac. Unlike Sacto though, there's no relief at night like I got here with the Delta Breeze. It didn't get colder than 80 degrees at night where was staying at :damn:

Downtown is dead as fukk , surprisingly for a major city (and again, I'm from Sacramento) . They had some spots on the outskirts of town that were poppin though. Went to a club in Addison when I was there which was real coo. Texas hip hop music bumpin was :blessed: for a fan from Cali.

Northpark Mall was nice but I kinda got the :mjpls: vibe when I went there. A lot of OU fans are in Dallas @jadillac and they're not shy about letting you know it . Like a Raider fan in San Diego :pachaha:

I love how the homes look in the better parts . That brick architecture :ohlawd:

TOO MANY People from Northern California have transplanted there. I know about a dozen people who moved to DFW around the same time during the mid-late 00s . Add my sister to that list, who's moving to Fort Worth for a year next month on an internship gig she landed.

I would visit again though. Met a lot of beautiful, CLASSY black women when I was there that it regained the hope of wifing a sista. I was almost like a Coli Militant coming from Cali before my trip to Dallas. The women of color opened my eyes down there. Easy to talk to and they act like a lady. I've heard different from those who lived here, but I did well with the ones I ran into during my stay.

Wouldn't mind moving there if it was for a job promotion. The people of color are real coo overall along with the cost of living and job market. No wonder why y'all got a lot of transplants :lolbron:
