Rent is a function of demand and supply. If you try and jack your rent up to cover the broker fee (which, why would you), then your vacancy rate goes up.
This is not going to happen in NYC when there is a current shortage of housing. Landlords know this and will charge accordingly.

Don't get me wrong, it's a good move. but on average, renters will always get the short end of the stick.

Last time I rented it was first month, last month, deposit. I was like damn, I gotta buy a house. Paying motherfukkers 3 months worth of rent upfront ain’t the move.

Whats not being talked about is how many gentrifiers are financially illiterate. You cant tell me someone is financially literate if their monthly rent which in most cases is subletting a room is 2 months of someone elses mortgage for a house. Thats just dumb. Then again, from what ive seen, many of them act like theyre on a college campus/living in a dorm/or stuck in college. A lot of them have big egos like college students too. What could possibly go wrong?

We are talking about NEW YORK CITY. Those programs are what we need here NOW.

I really wish some of you with your blanket statements stop letting then speak for what people locally need. Local needs differ from whats obvious sloganeering

Adams gave the City Council almost everything they wanted. Any pushback against the shyt they wanted was largely the shyt that the actual residents of these neighborhoods didn't want.

The City Council and the Borough Presidents decide what ACTUALLY goes on in this city because at the end of the day, the CC and the BPs determine who sits on the Community Boards, who are largely only supposed to "advocate on behalf of the community".

They won't do the math because it destroys their dumbass logic: if the Community Boards are stocked with people who will only sign off on shyt that the CC and Borough President wants and the CC and BPs are bought and sold by the same corporations that these people SAY they don't want, then it's really just an echo chamber politically.
