Guys. It’s been done numerous times around the world a numerous US cities. it never works. Name a city. It doesn’t work.

You have to do the following:

  1. Reducing zoning and open up what can be built where
  2. Allow more housing to be built
  3. Remove disincentives for developers or landlords to maintain their properties

What they will do is what they're doing down here in south Florida..

Build a bunch of apartments and label them as (Luxury apartments) 2500 for a 1 bdrm..

The system is going to eat us alive..

Everyone is building in one area for people who dont live there..

All the developers here are building for New Yorkers and wealthy overseas people..

Where’s the elitism in what I’m saying? Rent control isn’t a new idea. It’s a debunked idea.

What does not work is expensive apartments.....most of them shyts in NY are unoccupied meaning the market aint asking for that shyt....but they keep getting built and remain empty....Regular and poor folks have been having to flee NY due to the sky high costs for the past 20 years+....its about time these rich folks move if they dont want to contribute to the city:camby:

The only way to keep prices low is to increase supply. Artificial caps cost more in the long run. Queens should have been up zoned a long time ago.

The implementation of rent control is usually a one act play with no follow up. Mamdani is proposing to do away with that. To freeze rent at 0% and increase the supply of housing by 200,000, which alleviates the supply issue and should in theory cause the price of housing to reduce. Also, kicking out landlords that don't maintain their buildings, and moving people off rent control if they make over a certain amount so that they can't horde the home.

Whether any of that works remains to be seen, but if that's what the people want, I say go for it, but in earnest. I get sick of people with ideas running, they get the mandate and then get hamstrung by jackasses that have no interest in any form of government working outside of whatever it is that the people who paid them want. If it fails fine, but it fails because it was stressed and pushed beyond what was capable. Not because of greedy b*stards.

All those bodega owners complaining about a government run grocery store were the same ones that were selling ziplock bags with 3 eggs in them for an arm and a leg.

landlords can’t maintain their buildings if they can’t adjust the rent. Guys, why are you ignoring this?
