Right now NYC got around 80k homes that are just empty because they are being used as an investment...empty housing that the average new york cant afford. Most the housing in New York is owned by large corporations and they been bleeding the city dry. Even with all the money they making right now they give their tenants places that has mold, rat problems, lack of water and bad heating because they know they got the market at gunpoint.
Same thing happening in Austin, Texas after their failed tech boom couldn't be capitalized on financially by the property management firms. These corporate dem shills actually think this “Abunance” agenda babble is going to save them :russ:

According to google, NYC has added over 300K units since 2010
Since rent controlled tenants are discouraged from moving, developers actually have added incentive to build since a % of inventory will never turn over. This can result in higher rents for gentrifiers which is what we've seen happening in NYC and why Mamdani is offering a multi prong approach to alleviate the issue

The Berlin rent cap was repealed because a conservative sued the city on the grounds that rent control is a federal competency. It had nothing to do with it being a failure, it wasn't even in place long enough to determine whether it worked or not :camby:

NYC needs to up zone and build more housing. ZONING is the issue.

OP would have no issue if status-quo Cuomo got elected in office.....but got all types of smoke for a dude who want to make new york better for the average person....the only thing cuomo is running on right now is that he not Mamdani :mjlol: ....this is why US politics is so cooked.

That's bullshyt. Sounds like you own a slum or two in NYC. Rent has been high as hell for a while now. There should be no rundown buildings ANYWHERE in the city by your logic.
If you cap what owners can get, incentive is removed from builders. Add restrictive zoning to the mix and you have a problem.

More bullshyt. The only way a cap hurts is if property taxes outpace the actual earned income of the person owning the building. Is that what you are arguing is happening? Because that sounds like a case to take up with the governing body regarding taxes. Otherwise, that slumlord is pocketing the money and playing pauper.
