I’m not seeing anyone mentioend PG county taxes. You aren’t talking PG/DMV real estate if you don’t mention PG property taxes. It’s a MAJOR factor. As someone who bought in PG in 2017, my property has gone up and *might* double in thr next few years (especially if the Commanders announce they’re re-doing Fedex field)…

however with that increase in value comes an already high tax rate that’s now based on higher valuation and higher mortgage. My fixed rate mortgage has gone up $600 in 5 years bc of the taxes .

So it’s a great place to flip, but just be aware that if you want to *stay* here, the tax rate is so high—higher than any dc or any other county in VA or MD—-it plays a part.
PG County residential property Tax rate by is 20 percent lower than counties in Northern Virginia

I'm not from the area so I can't speak with any sort of authority or aware of the local nuances but from what I've heard black Marylanders with long money are in Baltimore County, Howard, County, Anne Arundel County, if they're not in Bethesda or the District proper. PG County seems to be a no fly zone. Reason being apparently is that many of the families work in the District but send their kids to private school in Baltimore so Howard and AA are the happy medium - get kids to school in Baltimore then head to work in DC. PG seems to be out of the way for those that live that lifestyle.

I remember reading in OKOP how old native DC folks were not really receptive to PG. Obviously, things change because PG has become very popular. But it seems with native black Marylanders, it's still true. PG is rarely even mentioned in conversation and if it is, it's by folks originally from DC.

I can't tell you where exactly in AA, it was just noted to me that AA and Howard Counties is where the actual money is at. Annapolis for sure was mentioned. And Highland Beach and Arundel by the Bay were old historic black professional Baltimore beachfront enclaves and they're both in AA so they may be all over?

Looks like @Problematic Pat can give more specifics.
This is all kinds of wrong

All over. Why would all AA be in one concentrated place :dahell:?

From Jessup to NOVA. We may not be as deep as PG but our presence is known.

edit: dap + rep

Because that's how it is in other states with regards to concentration of black population.

Maryland can spoil you like that since even a white ass county like Frederick is still 12% black

Before I ask you to clear up what's wrong do you know black families that are sending their kids to Bryn Mawr, St. Paul's, and Roland Park Country Day?

If not, we're not even on the same page.

and 25 years later they're gonna be complaining about the fukked up school system.

I seem Charles Country blow up in real time. You take route 5 from VA and you still see a few cotton fields. Like in PG country that farmland will be replaced by townhomes and gated communities soon.

It is? I really passed up a position after retirement to work in D.C.. i probably should have researched it I was just looking for a place that had a cheaper cost a living.
You probably did the right thing if you're looking for a cheaper cost of living the DMV is crawling with retired Mil working in the defense industry.

You make 100K in DC that's nothing you make 100K in say Hinesville GA and you're rich.

PG County residential property Tax rate by is 20 percent lower than counties in Northern Virginia
PG’s effective rate is 1.24

MoCo is .9
Charles Courny is 1.13
DC is .56
Alexandria is 1.11
Loudoun is 1.02
Prince William, VA is .9

It’s not a crazy difference, but if you’re looking at dc vs PG it’s a game changer. Folk looking at dc homes may think they they’re outside their budget, meanwhile a dc house that’s 100-200k more than a PG home might have the same mortgage payment

That sucks but as you mention, the tax base is not as deep as other counties. Also given the paucity of real industry and the fact all that federal/state government stuff pays no property tax I don't know a solution unless there is fat to cut.
