wont the landlords just evict everyone? because there are prolly some potential tenants who WILL pay the rent, right? the striking tenants can just be replaced.

Nah most people wont pay rent if they dont have to.

Especially if they can use an en masse rent strike as an excuse.

If the virus doesn't get contained for a full year and people are out of work. I just don't see cities doing mass evictions which will just aid the spread if the virus. It will be like the housing crisis all over again with people squatting in houses or apartments everywhere. The government has to get control over the spread of the virus or all bets are off.

Maybe if mortgage companies hold off on foreclosures also things wont get that bad?

Again, I’m not focusing on evictions, which won’t be halted for an entire year no matter what happens.

Refusal of payment is a lease violation, I’m very curious to see if courts will require landlords to maintain habitability standards for tenants. Is the landlord still required to maintain services and make necessary repairs for what becomes an illegal occupant?

Again even after her costs she should still be making over 200k a year net profit. Which would put her near the top 1%. she's probably had it for decades.

You don't just have a 32 unit building and NOT set aside the funds for maintenance etc

what do you know about her finances? Is building still being paid off? Are property taxes due next month? Does she have a lot of people in arrears already? We don’t know her situation.

I do know some people are trifling though. I doubt every single tenant is out of work and can’t pay.
