I blame the land lord on this one. Before you buy a property you always and I mean always calculate the following:

1) Captial expenses (10-15% of your rent income per month)

2) vacancy fund (3 months of revenue of your unit(s))

3) taxes

4) maintenance (10-20% of your revenue)

5) marketing/agent fees

If you calculate that before hand and you make a profit margin of 4-7% then you invest.


What this tells is this landlord was operating on the margins and was misallocating funds. This person for sure didn't allocate for 3 months of vacancies. A pandemic isn't the time the person will have issues that threaten revenue.

You landlords didn't put the land there, God did. The only reason you "own" the land is because you rushed around and bought it up before other folk had the opportunity, took advantage of their poverty, and now profit off them with the sole rationale that you have more money than they do.

Or are you going to keep being double-minded and fork tongued with Bible verses directly contradicting your stance? Bottom line is you’re not supposed to be rich. No one is. Everyone is supposed to have what they need to live and that means no gross over-accumulation of resources by individuals should even exist. The words are there in plain black and white to show you the eventual reward for being excessive and greedy to the point of causing problems for the next person.

I’m all for working with people who reach out respectfully, i had a landlord do it for me in the past, but the entitlement of tenants is astounding.
A lot of posters here have a poor mentality. They can't even fathom owning anything so they dont know what that perspective is like.

This negative sentiment against landlords has always existed. People have to go out and bust their ass for money, while a landlord simply collects money from people to live somewhere. Show me a landlord that works as hard as a barista, construction worker, waiter, etc. A landlord doesn't have to wake up early, stay somewhere for 8 hours a day, commute for 2-3 hours to and from work, and certainly doesn't have to remain busy like a robot. As far as "jobs" go, I imagine being a landlord is one of the easiest. Yeah, you have to evict people sometimes. You might get a bad tenant. Ok, so go to court and remove them. Being a landlord is easy compared to just about every job out there. It's like a nice little white collar job, but with a lot more freedom.

Not to mention because of wealth imbalances, a lot of landlords inherited their rental properties. People don't see it as fair.

Being a landlord is tough work. With 32 units she's running a leasing office with employees she has to pay. Maintenance office with employees that need to get paid. Pay for electrical/alarm/utility etc inspections that will get you fined if you miss the deadlines. Property taxes, mortgage, her own bill's...Take care of any damage to the units. Pay cleaning crews etc. And all of that's just the tip...
