Some renters don't allow kids.. Mine doesn't allow pets.. I love paying $850 for a 3 bedroom house on half an acre.... But I also want a dog... Homes that let you have dogs charge more in rent usually.. And then they tell you what breed to have.... Guess what.. I either take the house, get a house that allows dogs or get my own fukking house.

I don't bytch and complain to either owner, cause it's their shyt, and I'm not paying for it. I'm breaking a window, they paying.. The heat goes out, they paying. House burns down cause of me, guess what, they paying/insurance paying... That's what you getting for your money. You can do whatever you want and all you gotta worry about is 1 month deposit. They gotta worry about your kids painting on the walls, you not paying your rent, you fukking up the hot water heater, you moving without notice and host of other shyt.

I gave my tenants ( I only have 7 to be fair this woman has 32 ) April free anyway. Its human decency. Even if I didnt have it the banks gave us mortgage relief. I believe tenants also have rent relief too. I didnt even care this is global pandemic we all need to stick together. I happily gave them April rent free and I would also give my tenants May free too. I will be sure to get that money back from the government though. If not oh well I sleep good at night ‍

I own 2 properties (use to own three but sold 1) and you right this is the biggest problem. I had one tenant literally destroy my place and it took thousands to fix when they moved out.

Or you have the folks who don't want to pay rent and have excuses every month for why they are short.

It ain't an easy job I will tell you that.

I used to manage a few. That's why I learned to screen the hell out of people with online services and credit checks and refuse any tenants that don't consent to background checks. Also, I don't take their references for shyt and find the owners of their last place via property tax records to find their history.

actually, I brought up expenses. The thing that is the most annoying Is how people assume because you’re a landlord that you got long money. Long money to the point where they think they can take liberties like not paying rent. In Toronto there’s some sort of organized no pay movement for April 1st. These people have no intention of paying even the ones with jobs because they feel landlords have more than enough money to pay for it.

Have to screen, screen, screen your tenants. Be very picky. I only rent to professionals with high income and good jobs. Also calculate how much cushion they’re putting from income to rent and other expenses. If they are high salary but have a bunch of loans and just a lot of overall expenses, no thanks. I look for the tenant who can clearly afford but opts first something cheaper. That person is likely a saver and more risk averse to the people putting more than half their income to rent.
