I was never an agent but I remember we were doing house buying tours and we were putting deals in front of some group of investors.

One of them said actually said, this won’t work in my area while we were in their zipcode.

After some grilling ... this troglodyte said it wouldn’t work

I really love helping buyers, but they can be a handful. shyt is :francis: when you deal with buyers who are stubborn as shyt and lose out on good deals because THEY think they know what they are doing. It is up to a good realtor to know when you get away with offering a bit less and when you gotta cough up a bit more. Some people don't like to listen.

Just finishing up my class now. shyt is hard..so much meaningless memorization :mindblown:

I plan on doing it part time but don't know if it's worth it with all of the fees...anyone here make good money doing this part time or do you really have to do it full time to make it worth It?

Part time is hard (particularly finding the energy to do shyt after you're tired from work :mjcry:) but once you see your name on the mls its worth it :wow: especially since my commissions will go to paying a bit of debt then my jump into investing. I have a buyer in contract right now and hopefully we close next month. I have a listing coming up and may have another one (Listing appointment soon...I thought she was gonna curse me out when she called because I left literature :mjlol: )

Part time is hard (particularly finding the energy to do shyt after you're tired from work :mjcry:) but once you see your name on the mls its worth it :wow: especially since my commissions will go to paying a bit of debt then my jump into investing. I've met with Berkshire 3 times though and they offered me a spot with a 500 credit if I sign on with them before I get my license. They want me to join a team there. Nice people. I told them the goal is to get my license before the end of October

I'm closing on my own place in about two weeks though so I'm going to be pretty busy and my other job is getting busier as well. Idk if I can handle it all tbh

Sorry to hear that. Push through it breh. I'm about to make a few thousand (God willing if the deal holds strong) for like literally three hours worth of showings. A team in some regards is easier. Everyone has a role and they pretty much stick to it.

Best way to avoid running around and using up your time is to get listings and build relationships with agents who get a lot of listings. Sometimes I get a call before something hits the market or if it looks like a deal is gonna fall through.

Keeping my overhead low, and my understand high
Tax notes. Basically you buy them at an auction or sale and they have an expiration date on them. If it goes passed that date the house is yours but if the homeowner pays you before then interest accrues so you'll get back more money than you paid for it.
any recommendation on reading materials or tips to the trade?

I registered with my county and want to learn more before actually participating

Never did shyt with my license. It was a complete waste of time and money for me. I do know some people that are eating good off of it but they are full time. Trying to do this part time just didn’t work out for me.
