I have mine. The real money is in investing but you can make a lot of money as an agent. Being a listing agent requires less work since every one comes to you so I would focus on acquiring sales leads. The hardest part is building clientele. If you connect with people easily it will be smoother.
Another thing is creating your brand. I don't focus on it but I might start too because it separates you from your peers.
Learning how to form an opinion on price is essential and knowing how much it costs to fix, renovate or replace is great. The more you know in this game the better. Basically stay up to date with laws and changing regulations. As an agent you need to add value for a client otherwise they'll get someone else. This why I prefer the investing side because you are expendable.
