I'm not gonna lie to you bro, the only case I've seen where renting beats ownership is if ownership is not even a realistic option for you. Everything else is goofy babble unless you're trying to show that portfolio and let thecoli know what the winning plays are.

Those opposing owning bringing up shyt to discourage. What about property taxes or the down payment or if something breaks, you gotta pay for it. I'm sure everyone who owns or plans to own is well aware of those costs.

One thing that they forget is you get pre-approved for what you can afford. You can find a house under what you're approved for. It's just harder the past few years with competing with other buyers

My mortgage is $800 LESS than the suggested rent for my property. The way the market is now and some improvements I've made I wouldn't be surprised if I could honestly get double my mortgage if I were to rent my place out

But you can see why "buy > rent ALWAYS" is nonsensical.

I aint even against owning, but there is a lot of fluff for the idea of ownership without nuance. There was a whole video posted here with numbers and calculations but it mostly ignored cause people don't want to hear contrary to their views.:manny: the funny part is that some of these people are landlords, and renting is the best effective way for them to eat.

A lot of people are not aware of the total costs of home ownership. Have you ever heard of the expression "house poor"? This is a common phenomenon. A lot of people just budget the promised monthly payment. But shyt happens beyond that, that a lot of people can't deal with.

And a lot of people buy houses they don't need. It's easy to see what you are pre-approved for and find a house that pushes up against that number. But if a boiler craps out or you need a new roof you either have to put it on the CC or take out a HELOC.

Let's stop with the cap. Home ownership can be great. It sometimes is not.

The first part I'm only going to respond to. That would be that person's fault and if you have a realtor that gives a damn, they wouldn't let you get into that position. There's plenty of resources out there to prevent any of what you're saying. There's all kinds of grants, seminars for first time buyers that help with closing costs and down payments

The idea of ownership without nuance is driven by a number of factors:

1. Sunk cost fallacy and availability heuristic
2. Hotepconomics (you ain't free until you own land, or some bullshyt like that)
3. Not understanding opportunity cost, or variable costs, or the time value of money
4. Believing anecdotal evidence is representative of the actual situation
5. Just being a dumb ass troll
