Ok. So Alpharetta's basically the cutoff point between Metro "Urban"(Black) Atlanta and those mountain Hillbilly parts of metro ATL. I see. I have some family who lives in a nicer suburban sub-division literally right next to the Kennesaw Mountains in the Cherokee County Area. The Kennesaw Mountains really tower over their neighborhood. And one of their neighbors had a rather interesting White Supremacist moniker for his WiFi. It was something like "WhiteAnger88" or something like that. Anybody who's looked up White Supremacist stuff knows the significance of the number 88 to White Supremacist groups.Whole bunch of poor white folks. Pretty much what @Poitier said. West Cobb, Paulding, Forsyth. And once you in north Georgia all bets are off. Them mountain folk real poor and trashy. That cartoon Squidbillies ain't really too far from home as far as how they act. Cac meth heads, fat white bytches, and dirty ass Mexicans is pretty much what goes on up there. Not a whole bunch of us up there either. Alpharetta bout as far north as we go.

The Eastside isn't done being Gentrified. The Westside is honestly 15-20 yrs away. I think they will revitalize Downtown before the Westside gets actually "gentrified". The smart thing would be for young people to take advantage now of these cheap homes and cheap commercial property but they have to understand this isn't going to be an overnight thing.

As Black as ATL is, those Hillbilly Appalachian Mountain areas are right on the outskirts of the metro area. I noticed a WHOLE HEAP of Whites in those outer counties like Cherokee.

What happens is that those who are upper and middle class are drawn to the new developments. These new developments cannot happen in existing neighborhoods because developers cannot buy land for cheap and flip it for a big profit. So, developers find cheap land in the suburbs, buy it, and then develop upscale housing in the suburbs. Rich and middle class people move there. Real estate prices go down in the neighborhoods they left. The lower and middle income people slowly move in. Someone else mentioned in another thread. He visited Compton, and it wasn't a ghetto of wall to wall project towers. It was neighborhoods of single family homes.
Developers can find new cheap land in another suburb and start developing there. So now, you have a movement from one suburb to another. East side used to be upscale. Now, it's the west side of town. Now, east side is a suburbia of affordable housing.
In the inner city, there could be a neighborhood that used to be upscale housing, which slowly became middle class and then lower class. Now, it's a dump and real estate is cheap. Developers buy it because it is cheap. Now, they demolish what was there and build up new housing. People move back into the city. It's not reverse white flight. The real estate they are leaving isn't a ghetto. They just want what is marketed towards them: new, expensive, modern housing.

No, developers most definitely care. The areas that white folks live in, in the inner city and suburbs, are designed for them to only live in. District planning has a lot to do with it. In Memphis and most black cities, the districts are drawn to isolate white areas from black areas. Therefore, white voters have more alliance in city elections and city planning. This affects what areas get funded and developed. The shyt I'm saying isn't imaginary, you notice it when you live in black neighborhoodsI actually don't believe in "white flight". It's all about real estate developers wanting to take advantage of buying cheap land and building expensive properties. If there's a city where the suburbs have cheap land, then they will buy large amounts of land and develop properties on it. So, it looks like "white flight". But you can look in the same city, and a developer will have bought out an old empty factory and the land around it and make it into an upscale condo and stuff. Now, you have what looks like reverse "white flight" because expensive luxury condos are going up within the city limits.
It has nothing to do with white flight of white people pre-planning their moves. Why? Because developers don't care what race you are, as long as you are willing to fork over a lot of money for over-priced property, they are happy. So who can afford these expensive homes and condos? Lawyers, doctors, businessmen, professional athletes, etc. Real estate developers don't loan the money to buy their property, the banks do. You can be black and move into these homes where you think white flight is happening. They are happy to sell as many lots as possible.
