Where else are they suppose to go when you tear down the projects and move Starbucks and Chipotle to the hood?
You know you can't stay in the projects forever right ? That's stupid to even think that. People are supposed to progress not expect everything to stay the same . Are you white ? Only people who expect blacks to live in the projects and public assistance are whites. So only in white areas can there be improvement? You saying blacks should be happy to eat fast food and live on welfare?

Good shyt! This is exactly what I'm trying to do, but in Baltimore. My friend is already buying up places slowly, he just copped his 3rd property and awaiting settlement. I'm trying to get more like minded individuals in on the deal. If I can get 5-7 people and we all put up $2k, we could buy up some places quickly.
How much is property out there? I've been tryingto connect with cats on my job, but they would rather buy Jordans nicca shyt. Oh well, sometimes you gotta make moves for self

I was ear hustling some brothas in a bar not too long ago who was talking about that. They was saying the big thing up there is buying them 3 story row houses and splitting them up into separate condos and selling them. Think they was saying they did more of that split shyt in DC but they was like Baltimore coming up too. Sounded pretty fukking lucrative overall to me.

But going in on that for 2 racks tho?

We should start a thread for Coli out of town net working and deals. nikkas post in and when you slide thru that area if you trying to put some shyt together or connect and network you can. This Bmore shyt sounds interesting and I wouldn't mind networking with some brehs out west in Cali, Washington or Colorado. I know some of y'all nikkas on here got some shyt going on. I'll hop on a flight and we can do some business. Pretty sure I ain't the only on here who feels like that
:whoa: just to make sure I'm clear, you're not going to be able to find anything for 2 racks, but if 5 people put in, you can't definitely get something for $10k. Splitting them up into duplexes is certainly the move. For a $10-15k investment, you can certainly buy and fix up a vacant, sell for about $40-50k and then split the profit or you can just sit on it and renovate more homes in the area.

man that shyt looks like it's been thru a war in most parts. and there are no jobs out there either. UNLESS you can find a job in the south suburbs of chicago where you might have a reasonable commute, I wouldn't wanna live there. and plus, say you have a crib out there that's nice, chances are, the rest of the block looks like shyt. it's like a total different world out there.

My block actually isn't that bad. It's only 2 vacants on the whole block. The next block down is a different story. Gary got some nice areas tho. Miller is pretty nice and Tolleston ain't that bad either. And yeah it's rough as a whole now but if we band together we can make it better. Jobs are coming back too. They doing a good job of poaching a few factory jobs from surrounding areas. It's slow but you can't undue decades of nobody giving a fukk over night. we can do it breh.

It varies. The city of Baltimore has a vacants to value program where they are basically putting a good deal of city owned inventory up for sale and most of them are shells. The cheapest I've seen is $3000. They have empty lots going for as low as $1000. There is also another program called one house at a time or something, and this company has inventory from private owners who have abandoned their homes. I haven't been able to do too much research on it though. I'm going to another seminar in late April about finding money to buy vacants. I hope to get some useful info.

my homie propositioned me about that. .. 3 stax per investor. ... we will see. .. but the money is in land for us regular folks. always has been. folks better jump before "they" make land acquisition tougher.

Thread is the truth. I'm from Atlanta and actively planning to move back but I plan on living in the city. I have a good job so I can afford it.

I'm not looking at buying a house again but when I do I'm doing thorough research on my neighbors. I wanna stay where the young black professionals are.

I got burnt before by staying in the burbs and my neighbors foreclosing left and right destroying my property value.
Basically with you. Commuting is for the fukking birds

Hell i remember summer 2007 i interned at City Hall east and O4W was nothing but junkies and stuff, now the area is totally different. There are still a few hood apartments left around north ave but still.
low-key...i miss that...all my favorite spots to hang out and visit are fukking disappearing

It would be great if cities would pay the citizens to fix up the houses. Provide the training and materials and then just have the community fix up one house at a time. It's enough moving parts in the project, that a good number of job could be created. Not sure of the details but it seems like a good idea to me.

Oh for sure! When I was first looking for homes, I was looking way out in bum fukk egypt and saw a few pieces of land I wanted to buy and sit on for a couple years because I know they would develop the area eventually.
