Thats after 6 months (December to May) with a credit repair company plus putting in work of my own getting negative and inaccuracies removed.

Now I'm working on getting my debt to income down to 10-20% and leaving it like that for about a year. By then I should be able to get approved for the home loan I want (250k max) with a low interest 15/30yr rate (whichever one I could pay off quicker).

This may have already been said (I didn't read through the whole thread). When I was getting my score up for my first home, instead of letting my balances sit at 10-20%, every other month, I would almost max out a card, let it report, then pay it down to the 10-20 for the next reporting date *not due date, but date that it actually hits your report*. You'll see a dip in your score for the month that it reports high, but when it reports low again it will be higher than when you started. Not by a ton, but a few points here and there really helped!

Thanks cuz I was gonna charge it up a bit then pay it back down before it reported.

I was working with a lady at our lenders office, and she said making it report high and paying off shows them that you have the cash to do so, then not use that credit again the next month. When I did it, instead of using my debit card for food, gas, regular expenses, I just kept that money in my account- threw it on the card, then had that money to pay it off the next month. I really didn't spend anything extra, just distributed differently. Good luck!! :salute:

**For anyone with old accounts in collections** There were a couple of very old items in collections that popped up when I started the home buying process. I don't know if they noticed new activity since my score was going up, or how they even came up. Depending on your states statute of limitations, they may not be able to continue collections process, or they may have to fully remove it from your report. Since the credit cards they were reporting were over 7 years old, they stopped trying to collect after I sent them this letter (a lady at my lender gave to me). You can fix her typos- I just left them :skip:

I am sending this letter to you in response the collection account being reported on my credit history. Be advised, this is not a refusal to pay, but a notice sent pursuant to the Fair Debt Collection Practices Act, 15 USC 1692g Sec. 809 (b) that your claim is disputed and validation is requested.

This is NOT a request for “verification” or proof of my mailing address, but a request for VALIDATION made pursuant to the above named Title and Section. I respectfully request that your office provide me with competent evidence that I have any legal obligation to pay you.

Please provide me with the following:

  • What the money you say I owe is for;

  • Explain and show me how you calculated what you say I owe;

  • Provide me with copies of any papers that show I agreed to pay what you say I owe;

  • Provide a verification or copy of any judgment if applicable;

  • Identify the original creditor;

  • Prove the Statute of Limitations has not expired on this account;

  • Show me that you are licensed to collect in my state; and

  • Provide me with your license numbers and Registered Agent.

    If your offices have reported invalidated information to any of the three major Credit Bureau’s (Equifax, Experian or TransUnion), said action might constitute fraud under both Federal and State Laws. Due to this fact, if any negative mark is found on any of my credit reports by your company or the company that you represent I will not hesitate in bringing legal action against you for the following:

  • Violation of the Fair Credit Reporting Act

  • Violation of the Fair Debt Collection Practices Act

  • Defamation of Character
If your offices are able to provide the proper documentation as requested, I will require at least 30 days to investigate this information and during such time all collection activity must cease and desist. Also, during this validation period, if any action is taken which could be considered detrimental to any of my credit reports, I will consult with my legal counsel. This includes any information to a credit reporting repository that could be inaccurate or invalidated or verifying an account as accurate when in fact there is no provided proof that it is.

If your offices fail to respond to this validation request within 30 days from the date of your receipt, all references to this account must be deleted and completely removed from my credit file and a copy of such deletion request shall be sent to me immediately.


I would also like to request, in writing, that no telephone contact be made by your offices to my home or to my place of employment. If your offices attempt telephone communication with me, including but not limited to computer generated calls or correspondence sent to any third parties, it will be considered harassment and I will have no choice but to file suit. All future communications with me MUST be done in writing and sent to the address noted in this letter.


This is an attempt to correct your records; any information obtained shall be used for that purpose.

With dispute letters, if it comes back validated send it again and again. Majority of the times they don't even bother reading dispute letters and will validate it thinking the consumer won't come back a second time.

In Cushman v TransUnion, Stevenson v. TRW (Experian), and Richardson v. Fleet, Equifax, et al, the courts ruled each and every time that the CRA couldn't merely "parrot" information from the creditors and collection agencies...that they have to conduct an independent REASONABLE investigation to ensure the validity of the debt and the honesty/integrity of the creditor/CA in question.

Thats huge difference in scores. You're looking at an A1 rate vs not qualifying at all.

Def look at the reports and see what the difference is. And most mortgage lenders are gonna be looking at your formula 4 score which is gonna be different from your free credit karma score.

One report still has 2 collection accounts that I'm working to get removed, the other 2 are clear of negs and thats why my score is so high.

I'm about to look into Formula 4 scores. This is my first home so I'm lost on the whole process, next year I'm doing one of those homeowner seminars to get everything in order and hopefully remove some of the stress and anxiety.

Word of advice: never mess with balance transfers especially with capital one. Not worth the hassle and wait. Trying to get this cancelled out and just pay things off myself.:snoop:

I used Citibank and worked with no hassle at all...think was 18 or 21 months 0% apr
I got an Amazon card with Chase and a capital one. I tried transferring some balance from Amazon to capital one since the apr was lower. It took forever for the payment to go thru yet they charged my account so now I got stuck with more balance until the payment goes thru. They resubmitted it for me and I thought it went thru but today it got returned. Might've been the first transfer. So now I gotta wait cuz one guy said that Amazon didn't get the second transfer that was sent by check yet and that it takes ten business days. Had me on the phone for an hour earlier with both places trying to get an answer. And wasn't like the transfer could be stopped and credited back to my capital one card. That's why it's good to check balances daily cuz you never know what tricks they'll try to pull. Then you call and it's no help. It's some Indian guys with American names that just read things off your account. And never understand what you say. They keep asking to make sure they understand. I don't know how difficult it is to do an automatic transfer from one financial institution to another. It's 2015, the fukk they mailing checks for. And not like they can put a stop payment on the check they sent out and give it back to my account. I just transferred over some money from my savings and gotta wait a few days for that money to hit my bank account. Then I'll just use that money to pay the credit card so I won't keep having a high balance or hurt my credit score more. I can just keep the card negative balance when the transfer goes thru since I use it constantly it'll go back to positive quickly. I should've just paid it off but felt like trying the transfer out. Not like I owe much on there but still, think it was like a 10% apr difference.
