Soon after I posted this I got word the house appraised for less than offer :facepalm: I don't think it should effect settlement though...I hope not :sad:
Same thing happened on my side as a seller. It worked out fine. As long as the number isn't drastic and you are committed you can work through it.

It was less than $3k but there were other things we had worked out in regards to repairs and a lower offer impacts that. I'm just like :martin: I'm also mad because my original offer was $142k and them fukkers rejected it.

i smoked some loud in the bathroom with the lights off after i was faded, i just tried meditating(while ross hood billionare was playing in the other room :ohlawd: ) my mind was so peacefull and i had great positive thoughts :dwillhuh: i never knew meditating was like this :ohhh: ima do this more often :wow:

No. I was only allowed up to 3% in seller concessions for my type of loan. The seller had all the other repairs completed but the plumber they wanted to use wasn't available to fix the issues until after settlement. Instead of pushing back settlement, they gave me $850 to do the repairs on my own. The $850 along with the seller help they gave me took me $100 over the 3% I was allowed, so they were just going to pay an additional $100 of the transfer taxes to balance it out. Well now that the offer price is lower, that 3% number is lower. I told them to keep the $850 for the plumbing and just give me the rest in seller help. I'll probably just have to pay more in closing costs.
